Hello everyone,

it would be nice if you could evaluate the plan. What is good, what is not. What is missing? What could be improved or what would be more sensible.

We just changed the floor plan, so not all dimension chains are correct yet. But there should only be minimal deviations.

Since my husband is self-employed (no public visits), a home office in the house is absolutely necessary.

Here are more details:

Bebauungsplan/Einschränkungen: none, only a stepped floor would have to step back towards the street.
Size of the plot: 428m² (19 x 22.51m)
Slope: downhill, 2 meters
Grundflächenzahl: 0.4
Geschossflächenzahl: 0.8
Only build line towards the street
Number of parking spaces: 3
Number of floors: 2
Roof shape: all allowed
Orientation: SW
Maximum heights/limits: 7m TH (without parapet)

- Flat roof
- 2 floors + basement
- 4 people. 2 adults; Child 1: 15, Child 2: 2 years
- Home office
- No overnight guests
- Kitchen island
- Bathroom on the ground floor should also be suitable for old age later

The design is do-it-yourself. But it should be reviewed by an architect later.
We want to heat with gas and there should be underfloor heating.
Also happy about a fuel cell, although this is always discouraged?!

Actually, the plan is very good inside but boring from the outside.
But we are not yet 100% happy with the bathroom upstairs. There is such a "crap niche" ;)

Forgot to mention: We want to raise the [Grundstück] in the garden by 1 meter. Unfortunately, more is not allowed.

Hmm .. huge rooms on the upper floor, but the walk-in closet in the bedroom doesn't offer much space.

Basement, what else is supposed to happen there?

Ground floor .. full west sun on the TV .. I would swap the living/kitchen areas, then you also have direct terrace access from the kitchen. I would then place the entrance from the hallway opposite the front door.

Why do the windows in the open living/dining/kitchen area have a cutout height of 280 cm sometimes and only 247 cm at other times?

For me, there are also too few windows there, especially the narrow ones on the south side.

What is that strange small room on the ground floor next to the stairs? Storage room? But you can't put anything in there like that.

I don't find the floor plans bad, no wasted space due to hallways etc. Is the washing machine, dryer, and utility room in the basement? What I would personally reconsider:

- In very large rooms like the living-dining room, which is 10m long after all, a ceiling height of 2.8m can feel very low. I would generally go for a ceiling height of 3.0m.

- Possibly you can save the shower on the ground floor since there is no bedroom here; a toilet and sink are sufficient. Instead, this small storage room could be made a bit bigger, and if you ever need a shower on the ground floor later, you could convert the storage room into a shower with a sink.

- Such a cube house doesn't have to look bad from the outside if the facade is nice and the windows are well arranged.

First of all, thank you very much for the feedback.

The windows on the south side will have a roller shutter box, so the opening is larger. Also, I don't think it will work without steel in the statics if the sliding door is higher, and clearly, the price will be higher then.

Regarding the swapping, I don't think it's a bad idea, especially since one window can be removed, which ruins the facade appearance anyway.

On the south side, it probably doesn't make sense to add more or bigger windows since we will be looking at a 9-meter garage on the left.

We briefly considered building the house in an L-shape, but we didn’t come up with anything good.

Yes, the room is supposed to become a storage room. It used to be bigger before everything was put in there. Maybe we will move the HKV to the wardrobe and make the shower smaller. But we will have to see if the downpipe can be rerouted further.

If anything else stands out, feel free to let me know. Tips for more glass are also welcome.

In the basement, the utility room is under the bathrooms, and under the office is the laundry room. The front ones will probably be storage/hobby rooms.

The window proportions to the façades don't seem right to me either. But you can change quite a bit there. There are also uglier things than a white wall at the property boundary. You can work well with bushes there. The main thing is that light comes in :)
