We want to build next year and are already heavily planning. The desired plot, which we have our eye on, measures 15m x 20m. City villas (2-story) are allowed to be built, which suits us very well.

We are currently planning a house with about 150m², and we definitely want to provide for two children's rooms. Since we both work from home, we need an extra room as a study. Unfortunately, this is the sticking point in most standard floor plans. Unfortunately, we cannot afford a basement, which is why the storage / utility room in the floor plan is quite large.

I am still very unsure about the living/dining room, but you can certainly advise creatively there. I look forward to all suggestions.

Could it be that the stairs were forgotten?

We had also thought about a converted attic, but dismissed it again because of the additional costs. Then costs for the extension + stairs + attic conversion would come up, and so far it was cheaper to expand the floor space. But of course, I am also open to new ideas in that regard.

The brown box represents the stairs, so the pantry would be built under the stairs.

Just calculate it. The roof has to be built anyway, the ceiling on the upper floor as well, insulation too. You don’t need a huge knee wall and loads of roof windows. Just an office with a roof window and otherwise cheaply converted storage space – for example, our ventilation system is also in the attic and therefore does not take up any space in the utility room.

Hello,
you will surely not be happy with the narrow, dark, and windowless hallway on the upper floor. It also makes no sense to make it so long. You could enlarge the bathroom and then shorten the hallway. The living room would be too small for me; I would at least plan the kitchen without a partition to the living area to make the space a bit bigger. Is a basement really that much more expensive? Your floor plan could be so much nicer and more spacious without the huge utility room.
