I would also find a nice study much more practical. One wall can then be fully equipped with cabinets that go up to the ceiling. You can store a lot in there.
We have a 12.5 sqm utility room and it is really big enough. I wouldn’t have wanted it any bigger – not at the expense of the living-dining room, which appears vanishingly small in your case.
By the way, we also have a cross wall protruding 1.40 m into the utility room. This way we have more space for shelves. Otherwise, we would have a lot of space in the middle of the room that cannot be used.
