Basically, I find the house design with the targeted size and the achieved number and arrangement of rooms really not bad. I also do not consider it to be a "trash can and restart." I would reconsider the upper terraces and balconies. I also like the position of the stairs as a landing staircase as much as possible, but I would reconsider your objection regarding the access to the basement stairs. For me, the area of entrance, hallway, pantry, and kitchen start must be rethought with this floor plan. Because of the basement, I would forgo the pantry and also the passage to the garage. That creates more possibilities on both sides. But I think there are possibilities.

I got stuck on the statement that you have a very valuable piece of land (congratulations!), but you only want to use half of it for decades. That is a lot of capital lying (almost) unused and could probably be better invested.

Could you perhaps build a duplex for the price (or a bit more) and rent out the other half? If you invest the profit wisely, the kids will probably have more than half a plot as adults.

I agree with you on everything. Also regarding the modest size of the house. But it stands or falls with a functional kitchen and passages that should be as large as possible. Since I drew a rough sketch on the tablet yesterday, I just played around a bit, and several "situations" cause problems if I consider them as given. And as the original poster , I would work on this here and there again, even if it only means reverting to the original dimensions (which I do not believe). Because simply "taking the pantry into the kitchen" means sticking with the narrow entrance situation, which hardly offers any added value.

What we have also thought about is using the stove as a partition between the living and dining areas. Where the TV wall is now, so that the passage is flush with the plan. That would create more space at the dining table. The passage to the outside would also be more accessible.

One way to enlarge the passage to the open space would be to design the stair landing as a spiral, which would allow everything to be shifted slightly upwards. The WC and living area would be smaller, the dining area and kitchen (or passage) larger.

However, we should really reconsider the pantry.

We really like the look of the masonry balcony railing and it also serves as a privacy screen. The advantage is that in the upper floor floor-to-ceiling windows are possible without being seen from the outside. A solid terrace roof is also important to us for the summer.

It doesn't work out financially. But we don't want that anyway. If both children settle elsewhere, we would give up the large garden for free for a lifetime.

Maybe I missed or overlooked something, but why are you moving so far north (without necessity?) I would move the whole thing much closer to the street to really have the garden as private as possible. Bonus points for shorter driveways/paved areas included.

Is it about the trees? Is it not possible to obtain an exception in this regard? Possibly based on replacement plantings?
