Don’t take it the wrong way if I say that Town & Country, as far as I know, does not offer free planning, but only allows interior walls to be moved in standard house types.

I don't hold it against you at all, I'm grateful for all the information and tips. We discussed it with the lady this way: as long as the total floor area remains the same, we are allowed to change it as we need. Of course, if bay windows and stuff are added, it will naturally become significantly more expensive, but we are sticking to the square, practical, good format. Many LPs from Town & Country already charge extra just for moving a single wall, but that's not the case with us. However, I will send her a draft in the next few days and ask how the costs look with the extras planned so far.

Are we talking about the 131 "Trend"? The total base area (not size) is rectangular and 15.87 x 9.50. These are not arbitrary numbers but are derived from the stone dimensions. I would definitely ask again, otherwise you are putting in a lot of effort for nothing. of course. That would then also only be a minor extension. see above. Incidentally, many plots are "only" 20 meters wide. That is a kind of standard. In metropolitan areas often also 16 meters. In rural areas you find over 20.

The floor plan is overall quite good, I think. But why don't you use the west side for the kitchen and dining? You could simply mirror it and then swap the child's room and the utility room. That way, the child has a nice west-facing window and your bedroom could get an east-facing window. Actually optimal.

Exactly the 131 trend. I am aware of the dimensions, the lady just demonstrated and calculated it for me on her PC that I can also take 14m width and then scale the other side accordingly, or rather her tool calculated that automatically. But I will ask again tomorrow to be sure.


That is a great idea, I really like it, thanks for the tip.

I don’t know whether the franchisees have to settle for the catalog selection (hard franchise) or whether they are also allowed to build individual plans in their own name.

However, I am sure of this: both are not possible. If you take the model house as a basis (see above, I am not sure about that, as I said), then scaling is not possible. Model houses are regularly not variable in the depth, and only expandable in the width (and typically only in the grid). I see it as possible in this sense to widen the base model 78 (8.63 x 10.50) by up to 3.50 m (which would mean adding a room on each side of the hallway) or to widen the base model 92 (9.63 x 11.00) by up to 3.00 m accordingly. Caution: if I am not mistaken, the external dimensions refer to the wall thickness of 24.
