Hello, as already mentioned in the forum, due to the hillside property (for which we need a basement anyway), we will probably do without the upper floor.
So now we will expand the basement into a fully usable living basement with a large glass front. We spent several hours on the floor plan and now wanted to ask an architect what he thinks about it, but unfortunately, all three I contacted currently have no time due to too many orders.
So now I am asking you for help.

It was important to us that you can go directly from the ground floor (down the stairs) to the terrace and that as few square meters as possible are wasted on hallways. The ground floor (above) is open except for a small WC and an office.
The partition to the stairs is done with a large built-in wardrobe. The terrace above is partly an extension of the carport; partly a wooden construction is intended to enlarge the terrace to about 12-14m2. The orientation of the house is SW.

Interesting consideration, I like cooking, eating, and living in one line, concrete implementation also depends on the structural engineering, the staircase does not work, entrance area and possibly guest toilet are thus obsolete.

UG:
Fortunately, everything changes here because of the staircase, the hallway is too dark, enclosed rooms are problematic, access corridor to the bedroom is pointless, due to access the bedroom is uncomfortable, bathroom layout is unattractive.

Miscellaneous:
Sections would be helpful because of the terrain slope.
Could it be that the architects dismissed it because they did not want to be restricted in creativity or just be stamp collectors?

Hi, sorry, but it all looks very awkward and also extremely unclear. The rooms are chaotically arranged, and the pathways even more so. The structural stability is very doubtful to implement. Separating rooms with cabinets is, I believe, not the best idea either. The backs of the cabinets would certainly have to be custom-made, and how tall are the cabinets supposed to be? The pathways are almost everywhere way too narrow – it looks like a hamster burrow with long narrow corridors.

My suggestion would be to take the exterior dimensions and wishes and go to an architect for a first draft. Then put it up for discussion.

You want short distances between the terrace and the ground floor? The terrace is marked on the ground floor, right? Down the stairs, then where do you stand? A section would be nice, I don't understand where which terrace goes.

I would also say: Go over it again. In my opinion, the basement is pretty much "messed up," if I may say so. 22sqm bedroom and practically only the double bed fits in there - in my opinion, that's a no-go (as well as the narrow access leading in). The 16sqm children's room is also, in my opinion, oversized.

Hello and thanks first of all to everyone for the feedback!

To move forward, however, a few questions about the comments or a bit more info from my side:

- Staircase doesn’t work? How could it work?

- Hallway too dark, OK I have already extended the hallway all the way to the window front so that light comes from the front and so you can get from upstairs to the terrace below without detours. Currently, the rooms are built a bit around the hallway. The flight is currently there because I haven’t placed the staircase too far from the entrance (which is supposed to be under the carport). How do I get more light into a flight in the basement?

- Bathroom layout unpleasant -> Are you referring to the proportions?

- Could it be that the architects declined because they didn’t feel like it, felt creatively restricted, or just wanted to be stampers? -> As I said, I created the design after the rejections came. I’m still very flexible as long as the rooms are properly arranged.

- The statics are very doubtful to implement -> Is the room too large? I thought perhaps about supports here and there? As mentioned, I was thinking about at least a partially open roof truss, so no ceiling in the living room?

- Narrow hallways -> OK, but how wide should a hallway be, e.g. from the staircase to the terrace, without wasting too much space?

- A section would be nice, I don’t understand where which terrace is supposed to go. -> There is the terrace in front of the basement and a terrace on the front part of the basemented carport on the ground floor.

- Likewise the 16 sqm children’s room, which in my opinion is oversized -> 16 m2 too big for a children’s room? It should also be usable in adolescence, so I don’t think it’s that big!?

I’ll try to make something out of the feedback so far, but the more specific, the better.
