But with your answer you show that you apparently only expect or want to hear a “Great, that fits, I would do it the same way.” You just uncritically repeat the seller’s statements. Let’s establish: every floor costs. Nothing and absolutely nothing gets cheaper. The setup of the construction site is included in that. And regarding the “calculation”: the general contractor just gave you a price * room modifications - or rather a price per square meter. The price you mentioned is unrealistic and personally I find it almost unprofessional of the GC to try to fool you like that. I’ve been quietly reading here for a while: just look at the construction projects here in the forum from the past 12 months: Who builds turnkey for 1800€/m²? NO ONE! Plus the plot is not perfectly flat and easy, no, it has certain demands. You want to build a 190m² place. You plan the room layout yourselves, which a good planner would also fit into 140m². At the same time, you currently seem to be under the illusion that the poorly or not planned castle in the air can be built at these costs. Other cost drivers (or anyway costs) haven’t even been discussed: landscaping, kitchen, terrace, connections, and so on. Personally, I can only say I would keep the greatest distance from a GC who promises me the moon and this must be obvious even to the biggest layman. You want a lot (which is completely okay). But then you have to pay for it. As so often written: this is likely the biggest investment of your life. And that’s when you plan yourself instead of letting a professional with years of experience take over and naively go to the next random bazaar dealer...
