Yes, exactly.

Not that I know of. I integrated the garage into the house because I need the basement anyway to compensate for the slope to have level access to the terrace.
Theoretically, I could make a flat roof with a terrace on the garage. But I am a bit wary of flat roofs.

Whether the 9 m span works is determined by the structural engineering. For our garage, it worked; for the house in the basement for me, it says the ground floor required beams at much less than 9 m.

The budget does not match the house. My tip is to find someone who plans the basement and ground floor together, including execution. When I think about how often the architect was on our construction site, sometimes even with the construction company and the structural engineer – never separately.

Do not underestimate the outdoor area. As you have drawn it, you need a six-figure amount for retaining, removing, and filling.

A 9 m span is indeed possible, but then there is a beam and plenty of reinforcing steel. That simply does not fit the budget.

If you plan with the slope, then it is also possible in the five-digit range.

I would have thought here of a hybrid: basement concrete, ground floor and roof wood.

That is also planned that way. My parents have created slopes everywhere and do not need any retaining walls.
