In my opinion, you can hardly comply with the floor area ratio. In my opinion, the plot ratio not either. 715 * 0.3 = 214.5 m2 one floor is 12*17.54 = 210.48 m2 With the large dormers and the high knee wall, the roof is probably a full floor as well?

The architect will still have to work on the size.

Wait with your planning.

The budget is too low anyway in my opinion.

Just tell me your budget. My conservative estimate: without corner windows, floor-to-ceiling windows, 3 bathrooms per semi-detached house, etc.

House: Standard Volume 214.2 x 4.5 + 214.2 x 5.5 x 0.5 + 2 x 4.5 x 2.0 x 2.0 * 0.5 = 1,570.95 m3 * 700 = 1,099,665 (approx. 350 m2 living space * 3,000 = 1,050,000) 2 garages x 20,000 = 40,000

2 cellars 214.2 * 3 * 300 = 192,780

Additional costs 10% 135,000

Total: 1,467,000

Do you have the 1.5 + X million?

I know, it will be expensive.
Thankfully, the financing is secured.
Shell construction (related) and architect (friends) are below market prices.

The standard land value here is 1500/m2. (Sale value per m2 is about (8-10 T/m2))
Therefore, a certain standard must also be taken into account in this regard.

With these images, I wanted to confront the building regulations office again,
to see if I can take advantage of the hillside location like this and if I can extend the garage (on the western side).
