And so it is relatively close to the original design. But the staircase is closed. But the whole thing is really tight.

No. The ideal measurement for a two-row layout is 2.40 (as already said). Take 2.45 including plaster..., then a 15 cm partition wall remains 3.55. 60 cm cabinets on the hallway side leave 2.95. Stair landing 1.30? Then you roughly have 1.60 left for your room door..., say 1.40. That fits. If the pantry is too small for you, then add a 60 cm tall cabinet in the kitchen, then you’ll hardly have space left in the kitchen niche for the tall cabinet. Unless you extend hallway and kitchen up to the basement door, then move the dining table further down according to the plan, that works too. hm ... where did I miscalculate? (door from hallway INTO the living area...)

Works. Landesbauordnung für Baden-Württemberg (Building Code) from 8.8.1995 last amended by law of November 21, 2017 (GBl. p. 606) and Article 3 of the law of November 21, 2017 (GBl. p. 612) "§ 5 Distance areas … (6) When measuring the distance area, the following are disregarded 1. subordinate components such as cornices, roof overhangs, entrance and terrace canopies, if they do not protrude more than 1.5 m beyond the exterior wall 2. projections such as walls, bay windows, balconies, door and window projections, if they are not wider than 5 m, do not protrude more than 1.5 m and remain at least 2 m away from neighboring boundaries" I’m not sure if this allows you to effectively enlarge the building boundary within your property, but if so, you could add up to 7.5 m in the kitchen or dining room ;)

What? I am allowed to protrude 1.5 m out over 5 m length on the ground floor? Then I could just enlarge the basement accordingly. That would be roughly 15 sqm more in the house. That will certainly be at least 20k more expensive, but that would be exciting. I have to see how I can get that clarified. But this is about distances – I’m not sure if it applies. In our development plan there is simply a red square and that defines the building window.
