The design is compact and well suited for a family with 2 children and great discipline not to bring unnecessary things into the house. The children's rooms are rather small, which is not a problem if space can still be used vertically. There is no law that rooms must only be accessed from a hallway. Shorten the hallway and the entrance to the "Arbeitsankleide" simply leads from the living area. This gives the whole thing more spaciousness and helps with kitchen planning. Just build 2 terraces – one as planned and another sunny one somewhere on the property.

The "Arbeitsankleide" is a matter of preference and certainly problematic for many people. Only you yourself can know if your family feels comfortable with it. I personally do not have a separate office and manage very well working from home one or two days. My wife finds it a bit annoying because I am in her way and she is unsure how much consideration she has to show. When it is not as cold as now, I like to use the motorhome for work – I need no more than a laptop, paper, pen, phone, and internet.

We have also borrowed money without having to, it is worthwhile alone because of the low interest rates, which are below the capital return. At first, I wanted to do everything without a bank and was proven otherwise.

I’ll take a look right away, we are building in Rhineland-Palatinate in the Westerwald region, here the construction costs are not as "high" as in the rest of the country.

We wanted to take out a loan anyway, just not for the house construction, but for the kitchen + garage and outdoor area, but I think it would probably be smarter to take out the money for the house construction because of the low interest rates and then use part of our equity for the kitchen, garage, and outdoor area.

Unfortunately, I also find that on the one hand there is a lack of plenty of storage space and surface area... I also think that the utility room is definitely too small for a family of four... especially since there will surely also be a buffer tank or something similar in there?! And why combine the office with the dressing room? I think, given your financial possibilities, you should plan a bit more generously for four people, even though I can absolutely understand the barrier-free option myself...

Then it is even 12 m for the boundary construction of the garage.

Perhaps the Scanhaus Marlow Marlow 160 might be something for you... just as an idea.
