The kitchen is half empty, what was the idea behind that? The bay window is, from my point of view, pure waste of space and cost increase. Office with 7.5sqm? I hope no one ever really has to use that. Due to the straight staircase, the upper floor overall feels a bit fragmented...

I would be interested in the layout of the property, the external dimensions of the house, and the cardinal directions.

If it’s about the whole house, I would also do the floor plan differently. I only showed that the "intricate" hallway and utility room could be improved with small changes. The utility room at the front has the idea that the wardrobe in the utility room can be used for both entrances. The WC in our house also borders the living room, but not the wall with the pipes, so that’s no problem at all.

The bay window is simply meant to make the house visually distinctive, because otherwise we think it looks like a standard 0815.

I actually meant to move or rotate the stairs, not the whole house.

But looking at the property and the house now, it would be clear to me to swap the kitchen and the living room. I want to have the terrace next to the kitchen. You currently have to walk 15 meters from the kitchen to the terrace. Swapping the rooms would bring the living room to the west (evening sun), the kitchen to the southeast (morning sun). You would make better use of the bay window (in the living room), and might be able to achieve a more efficient use of square meters for the rest (utility room/wardrobe/guest bathroom). Maybe even a pantry would come out of it in that context. In terms of square meters, it should definitely be possible.
