Honestly, maybe people do it because they like it?

Can you tell that I'm completely fed up with these endless city villas? I can't stand looking at them anymore...

What else I notice: so far, it's a couple without children. Two children seem to be planned/wished for. Since you never really know how life will ultimately develop, whether having children will even work out or whether two might become three or four (that apparently happens too ), I would generally consider a floor plan here that can flexibly adapt to future family situations. Why have two children's rooms from the start? Think about how you might design it more freely. For example, you could now treat yourself to a luxurious bedroom or an open gallery and then adjust the room concept as needed if children arrive, maybe move into a smaller room (or not, if children don't come).

The worst case is: I have two nice children's rooms, but it doesn't work out with the children. And then? That sucks...

A good architect can offer many solutions here. And: drywall can be installed afterward (possibly considering corresponding preliminary planning regarding electricity etc.) and currently reduces construction costs (walls that are not built but only exist as an option initially cost nothing).

Just a thought....

Robson, I know it currently appeals to the taste of the masses, but the fact remains: such a square floor plan is quite restrictive. And I'm more like: I'd rather have my requirements for the room concept realized than a beautiful façade. Because I don't see that when I'm INSIDE the house. But if I can't properly furnish the living room, always find the kitchen too small, have no space in the wardrobe, etc., THAT annoys me every day. But that's MY attitude.

I completely agree with you on that. But there are said to be people who really like it and can incorporate their spatial concept into it. That some things here are not consistent, I agree with you, and that goes without saying.

Because I personally don't use the bedroom for anything other than sleeping. Therefore, in my opinion, 14sqm is too much for a bed and 2 bedside tables.

A budget that allows you to waste the "rest" beyond 150 sqm from 314 sqm site coverage and 471 sqm floor area ratio still yields something nice.

After all, in these dimensions, you can comfortably accommodate this living space on one floor and get a substantial repayment assistance on the upper floor. My banker would ask: "Do you have more of that kind?"



*fully agree* (essentially even with the kitchen, which I would only do differently here, I wouldn’t find it really too small).

But that "will be resolved" when planning completely anew. Mind you: I generally don’t find the (pre-)design bad at all, only for this plot it would be a shameful waste of potential.
