Floor plan design single-family house 145 sqm please provide feedback

The increase of the raw ceiling in the ground floor costs nothing extra with our contractor and as residents of old buildings in Berlin, we would like to keep it.

Notes on the toilet flush opposite the sofa are correct. I hadn’t seen it that way before. We are building with aerated concrete on the outside and calcium silicate bricks on the inside for the clay-critical walls.

I am happy to completely rearrange the floor plan again.

I had corrected the budget information again because I had misunderstood it in the questionnaire.

So we are currently at 360,000 euros calculated for the house including [Baunebenkosten], outdoor facilities, kitchen, etc. Of this, the pure house construction costs including painter and flooring are about 300,000 euros. The plot is fully developed.

The plot with all purchase incidental costs and demolition is extra.

Do you think this is calculated too tight?

then you would have to adjust your living space a bit so that a staircase fits. Then you are at 160 sqm and about €30,000 higher house price or so. Nice side effect: the children's rooms can keep their size because more space is left for a storage room. That on the topic: is it included for free

Where is the property located? Use the property prices as a guide, then you can roughly estimate the price level of the BU since they adjust to it.
Very roughly, you can assume 2000 euros / sqm plus additional costs + kitchen + garage + outdoor facilities + material for possible EL (?)
= approx. roughly 290k plus 40k + 15k + 25k + 20k + (?) + buffer
= approx. 390,000 plus buffer... others surely calculate even more. So yes, a bit tight.

Thank you very much for the breakdown. We are building in Brandenburg. Prices there are still around 1,800 euros/sqm.
We don’t want a garage, only a carport.
But you are right. Maybe we should add a bit more buffer.

3m in the shell construction. Well, the staircase will be fun with that. The floor structure will still be added on top – I assume underfloor heating? Where are you in the end with the story height? 3.10m? Until you can say that exactly, practically no proposals are possible.
