I would find that pretty crazy. We are building in Brandenburg and currently live in Berlin. I have been observing the prices for several years, we have obtained dozens of offers for our project, and you haven't been able to build for 1600 euros around here for a long time. Construction prices here are practically exploding due to the high demand in Berlin. Which company did you build with? That would be the absolute super insider tip.

What lies behind the almost square shape of the floor plan - especially with a gable roof? With an Anstattvilla floor plan, I would reconsider whether an old-building nostalgic room height would have an effect. My spontaneous reaction upon seeing the slanted corner in the bedroom was, "a stamp enthusiast obviously won't talk you out of something like that," and I share the question mark behind the stepped wall in the living room.

I think the almost square shape resulted from the east-west orientation with the garden to the west. In my considerations, with a narrower house, I can’t manage the layout of kitchen, hallway, and utility room in the width. But I am open here to other suggestions.

What do you mean by stepped wall?

I don't find the idea so bad at all to extend the house a bit longer and put the kitchen - dining - living areas all on the south side. There can still be windows facing west towards the garden view and evening sun. This could possibly result in a simpler floor plan. The kitchen could also be separated with a sliding door or something similar so that it is not too open.

I’m pessimistic about that. In my opinion, your wishes are completely oversized for 145m². The staircase is the straw that breaks the camel’s back. Either reduce the room program or increase the budget and square meters.
