The children mostly have to ride their bikes or walk already. They would also walk to the neighbor if he drove them by car. For us, it’s about having short distances when loading (shopping, vacation, etc.).

Interesting how different the needs are. We can really do without the bathtub without any problems. Of course: having is always better than needing. But we don’t have any worries about that at all.

It’s quite different with the kitchen. I share your concerns there and am still looking for a good compromise.

We will ask the building authority. Although I’m not even sure if the advantages would really outweigh the disadvantages. In my opinion, the prime side of the property is the south. Whether I have 4 or 5 meters distance to the neighbor on the west side .. in the end, it doesn’t make much difference.

Well, now the house is 10.74 m wide and 9.49 m deep ... maybe 8x12 m or something like that could also be possible ... the question is simply just an informational question and not an idea.

Why should it not work with the height? The location of the staircase has improved. Ceiling heights of 2.5 m are better than what the architect had previously drawn. Then the staircase will also be a bit shorter. The staircase to the attic as the architect planned it does not work.

The slightly higher ceilings are our doing. I have mentally already said goodbye to the 2.80 m high ceilings. But I am not there yet at 2.5 m height. We are currently looking for staircases with a similar step dimension to get a better idea.

What are your concerns about the staircase to the attic proposed by the architect?

Do you also read posts here? I wrote that in post#23. If the architect doesn't see that? Then you should find a new one.

At least it would bother me if I have to duck my head to get to the upper floor. Aside from the standards.

Just tell the architect to make a cross-section of the stairs on the left and right. Then you can see the problem.

You can see that perfectly in #13 from you: You have to go up in a slanted position (body posture) because the roof pitch/height lines throw a wrench in the works. If you actually bring home 8000€ net, then increase your payment to over 2000€ and make the house a bit wider. If not you, who else can still afford that. Then all the mentioned defects can be eliminated.
