I find the floor plan a catastrophe. What is that supposed to be – a split-level apartment from the 70s? Does your house also have windows? And you don’t like the popular "open design" of the living area either?

I actually haven’t drawn in the windows yet. Regarding the open design in the living/dining/kitchen area, I have drawn a sliding door for each. We just want all three rooms to be separate in case guests come.
To get light into the hallway, we planned a window on the north side in the stairwell. The door to the dining area also has glass so that light reaches the lower hallway.
Is there a reason why room 5, the guest WC, awkwardly opens into the technical room (room 4), so that the guest WC doesn’t get a window and the technical room has a lot of walking space instead of usable space?
And where does one park the stroller, i.e. where is the cloakroom, the hallway that welcomes you, where you take off shoes and put jackets?
Bathrooms are not one on top of the other, that’s not a problem, but a bathroom above the living room, that’s not nice. On the ground floor you think more of an apartment rather than a single-family house.
240 sqm costs about 520,000€ in standard, without incidental building costs and without split-level. Split-level doesn’t cost the world, but there are additional costs.
The idea was so that we have a bit of space for the underfloor heating manifold in the lower part of the platform from the utility room.
I just noticed a door is missing. I would have planned another door in the utility room to the outside. From here, I would have direct ground-level access from outside, for example for shopping or the stroller.
Why do you find a bathroom above the living room not nice?
I would have planned a cloakroom on the left side of the platform but built into the wall to the utility room. This would lose some space in the utility room at the height of the platform, but that wouldn’t bother me.
Something more straightforward and open is also possible. The staircase then rather at a wall.
But this plan really needs to be cut. 130-150 sqm max.
Is there also a plan of the plot?
We inserted walls here because we like it if guests are in the dining area while someone else can be calm in the kitchen or living area. However, I have drawn sliding walls so that it is a bit more open.
