at the very bottom, there are the minimum dimensions to be aimed for. And yes, if you are tall and accept it, you can also build with 200 x 220, but you compress the staircase to 189 x 175. That is simply steep, the steps narrow... and since they taper, very dangerous. You would be annoyed every day. I also do not even know if it still counts as an emergency escape route. Because there is supposed to be a storage room underneath, you will limit the staircase with walls. So, you will hardly get furniture or a ladder upstairs.
You are right, I had almost suspected that the staircase is planned too steep and narrow. But does that also apply to the original floor plan draft? Basically, for example, we could also imagine just separating the staircase slightly with a wall on the side, if that makes sense!? Just not as open as we currently have it...
The kitchen in your plan is not functional. Your tall cabinets are not 60 cm wide. For two tall cabinets for fridge and oven/pantry, you have to plan 130, for three 190; a cooking island should be 90 cm deep so that the splashing fat stays on the surface and does not splash on the floor at the back.
Yes, that seems to be correct... the kitchen was so far inserted more as a placeholder with the program’s given dimensions. To plan concretely, these naturally do not work.
With 6 meters width, dividing the open living space into two main areas is simply stupid. Basically, hardly anything works in the ground floor except guest WC, hallway, and utility room. Similarly upstairs: the bathroom there works for 1-2 people together. The bedroom is so compressed in your plan that the door nearly hits the wardrobe. Possibly, in the area of the door, you cannot put a 60 cm cabinet because it would block the door hinge. Furthermore, your dimensions are not correct? At least you are planning with dimensions that are not congruent with the original plan.
I am very sorry about the measurements; I actually wanted to mention that as well. In fact, I did not quite manage to take all the correct dimensions into account... And thanks for the hint regarding the bedroom, that is actually rather unfortunate....
Basically, for example, you can halve the WC, you don’t waste much time on that. And you should forget about a 10 sqm hallway in a 115 sqm semi-detached house. Nice niche/cabinet _in_ the hallway, but no large extra niche. It is quite clear that one cannot expect miracles from the space. But you should also bow to what is available and make the best of it. Placing the staircase entrance in the hallway affects other things. Maybe it will still work out in the coming days (I will give it a try), but the consequence is that the staircase must start further at the top of the plan and therefore the main room cannot be zoned nicely. I would then place the kitchen on the long middle wall.
