Are the external dimensions already the maximum? The floor area factor would still allow for a bit more length, right?

The problem is the outdoor facilities with terrace, parking spaces, path to the house. Our developer has actually already maximized that, including a 50% exceedance to 0.375. Therefore, unfortunately, nothing more can be changed about the external dimensions.

Say, how did the planner imagine the bathroom? The washbasin is below the 2-meter line!

On the floor plan, it says 220 cm at the line by the bedroom, 200 cm in the bathroom ... strange.

Well, good question, that's really annoying with a double washbasin...
We need to address that at our appointment tomorrow, because only a single washbasin would make sense then...

I have looked into the upper floor again and find that this one makes the most sense.

The rooms have the almost best location and lighting in the house according to their use. The office/hobby room only has one roof window, which should be sufficient for its use. The child gets the brightest and largest corner. The office also serves as a storage room, of course the bathroom still needs to be clarified regarding the 2-meter mark (washbasin).
Ironing will probably also take place in the bedroom? Anyway: the area could be reduced if more storage space is needed.
The planner’s staircase itself also makes the most sense relative to the house’s basic dimensions.
On the ground floor, one could also proceed like this:

In contrast to this one, where the kitchen is really unsatisfactory; however, I like the closet in the hallway better:
