Floor plan design for city villa with 168 sqm - Who has ideas?

Ok, second entrance (DH) is out of the question price-wise!
I find relocating connections for a second kitchen completely disproportionate, just like the third bathroom.
What isn’t, isn’t. One can generally doubt that adult children like to stay living with their parents, and if that is the case here, they live under one roof and use the house kitchen together.

If you have already heard about problems with the utility room, then in your place I would do whatever gives you the least gutache.
I’ll sit down this afternoon to work on the upper floor.

Edit: I like the rotation of the stairs.
With us, it was the case that the construction supervisor drew our stairs the wrong way around, and I liked the variant much better. Similar with us as with you.

Staircase) The design (as in #26) with the staircase starting towards the living area and exiting towards the front door seems basically fine to me, but I would not have the door open in the right half, with the door leaf towards the guest room, but rather shifted to the left half, where upon entering the house one then looks along the axis to the living room door, instead of under the skirt of the stairs. Otherwise, I would only follow the criticism if the staircase in this position were oriented with the start towards the door, but here lies the exit.

Children's granny flat) No, I did not mean to create a second entrance to the upper floor via an external staircase — but a layout of the later separable area downwards.

Side entrance) Burglar-proof external doors cost a lot of money even without fancy designs. A second door just to save a few meters of carrying water crates can quickly cross the line between comfort and luxury.

Architect) I would ask the independent architect to seek the best possible compatibility between the desired space distribution and the catalog floor plan. Subsequently remodeling a catalog house into an architect-designed house is a squaring of the circle in the Sisyphus style. I can wish for success but cannot believe in it. Remaining within a framework AND changing 4/7 at the same time must, in my opinion, remain a pious wish.

I would simply move the front door to the left. Keep the direction of rotation the same. It is the front door. It usually does not remain open all the time. And if the guest wants to come in 5 times a year, then maybe the door can be swung all the way around?

Otherwise, here is a suggestion with a half-turn staircase - without claim to accuracy and (so far) without upper floor.

Utility room and WC swapped: Because of the noise, I’ll just ask the planner on Tuesday. If he avoids it, I would prefer to place the room back down far away from the kitchen.

Upper floor: I would be really happy if you could draw something there!

Stairs and construction blog: You have a super stylish house and also a great staircase. But it is not visible from the hallway. I will keep reading in the blog.



Stairs: I would have to see something like that in a real house. Unfortunately, I don’t find many upside-down stairs online. Here are two that are similarly close or even right at the entrance.

Moving the front door: Good idea! But I don’t know if it looks good with the hinge like that (I took a picture, just imagine the right handle gone). Or you meant something else. I will ask during the planning meeting what other possibilities there are for the doors. They always want to sell something extra. I also like the variant with the 2 sidelights on the left and right. That would also soften the view to the stairs.

Granny flat: I think that would go beyond the scope. But I have a somewhat far-fetched idea: In the children’s room facing south, you could make a floor-to-ceiling window (doesn’t cost much at the construction company), or even all three on that side. Later on, if needed, a spiral staircase would simply be added outside. For a little amusement, I’ve attached a picture for that.

Side entrance, burglary protection: The side entrance door is included. I would then "only" have to improve the burglary protection and put a bit more money into it.



Thank you so much for the floor plan and the effort!!! It looks very good! We are considering whether such a stair shape is better and of course the floor plan would also change accordingly. However, I know from the TM Bau forum that such stairs cost a not insignificant extra price at the construction company. Thanks again!



Stairs too close to the entrance: Maybe the situation improves if the door opens further to the left (see above).

Kitchen: We have already had a kitchen planning done and are curious what the next ones will bring. I could plan another window above the sink on the south side. There would still be room for it. On the north side (plan left), I would only look at the carport and the cars. I didn’t want a window there.

Living room: I thought about whether you could put something into the niche. Attached are two examples (just for illustration, the objects in the program are quite simple), one with and one without a small corridor in between. That way you would have plenty of storage space (3.70 m long wall) and also sit closer to the TV. Or is all that too impractical? I like those big living room areas for lounging.
