I would redesign the entire house.
Why don’t you take your room program to an architect or choose 1 or 2 prefab house companies. Just give them your room program and have a look at their proposals.
Large room program on a small area.
Different staircase and both floors can be designed differently.

Soundproofing: Depends on the wall structure. The architect should be able to advise you on that.

Ground floor:
Hallway dark, relatively large
Wardrobe, quite small for 5 people
Storage room, you can fit the contents into a cupboard
Bedroom too narrow
Bathroom without window – acceptable in a rental apartment

Utility/technical room very small. Water connection, power connection, gas, ventilation system, hot water, meter box, washing machine, dryer and the room is already overflowing. No drink crates, no laundry basket, nothing yet.

Living area I find too small. Fine for three people, with you it can be up to 5 people – 3 of them children and once a month for a few days there are 7 people.

Upper floor:
My spontaneous thoughts about the sports area:
How often do you think your husband will still do sports when you really have 3 children?
Some children don’t mind if they sleep and you use the sports area, other children are very sensitive.
When do you think you can let your children use the sports area unsupervised?
Do you do sports while loud teenagers are in the rooms?

Can’t you turn the guest room into a guest room/sports room? Neither is used regularly. It makes sense to combine them.

And on quite a few other things. The trivial physical idea, which is also widespread in this forum, that you should just use the thickest material with the highest density, does not really get to the heart of the matter. Soundproofing is at least as much about construction and stiffness as it is about mass, and mass matters the least. In my opinion, the saying that nothing can replace displacement volume does not apply to house construction. Exactly. I agree with the advice gladly. From my point of view, the design shown here is nothing more (but also nothing less!) than a fairly well-developed visual basis for discussion for a professional, who will then develop it further. But just as dads like to be a little involved in the pregnancy, builders also like to be a little involved in planning. I have seen many much worse first attempts here and elsewhere. One can definitely fiddle with it a bit more before handing it over to experienced hands.

Thanks for the tip with the Danwood floor plan. It's a nice suggestion.

It is also planned that an architect will work on it. I just wanted to get an idea beforehand of how it might roughly look, since we still have to choose the plot of land. And I think it only makes sense to go to the architect once you have a plot? (At least that's what a provider told us). Or do you think we should already go to the architect before the plots are up for sale? So if anyone has opinions on choosing the plot, just bring them on. :)

The thing about being pregnant and wanting to plan is nicely put. And it probably fits quite well. Since I currently have a bit more time, I probably won’t be able to resist fiddling with it a bit. It’s fun too :)

I like the two plots on the left by the field, but you can probably hear the trains more there. Otherwise, I would rather choose the plot below your marked plot, as there are detached houses on both sides.

Answer from Radio Yerevan: basically yes, but an impulse from the architect can also lead to finding another plot of land more suitable.

Is anyone already building there so that the neighboring buildings can be assessed more concretely?

What about the plots to the right of your favorite plot, are they all gone already? – I would prefer those.
