Yes, it can, and so can the state building code: You only remember correctly for most federal states - in Berlin and Brandenburg, the roof pitch (< 45°) is also limited, or in Hesse, the wall area (< 20 sqm), for example.

So I have tinkered for some time again and am of the opinion that the result is already much better.

I have changed/optimized the following:

· Extended the house by 1 m
· Living area has become larger (from 34.2 m² to 42.6 m²)
· Conservatory no longer oriented to the north; entire living area rather oriented to the south (except kitchen window)
· No more door in the kitchen line; utility room accessible from the hallway; utility room slightly larger (from 7.9 m² to 9.0 m²) and no longer so angled.
· Bathroom on the upper floor enlarged (from 6.7 m² to 8.3 m²) and additional shower provided
· Bathroom on the ground floor now has a window
· Bedroom on the ground floor has become wider (from 3 m to 3.8 m)
· No separate vestibule anymore; you no longer walk into a wall when entering the house; still the dirty area is not within the everyday paths
· Mini storage room omitted
· Different staircase --> therefore no more dormer window needed

I am still undecided about the choice of the plot.
I tend either to one where the garden is oriented to the west and the neighbor on the long south side is not allowed to build a garage directly on the property boundary. This one would then be approx. 520 m² in size.
Or rather mirror the floor plan and choose a slightly larger plot of approx. 730 m² in order not to have the neighbor's fence immediately at the corner terrace. This one would then have the garden oriented rather to the east and a boundary construction is permitted at the long south border.

What do you think about the revised floor plan and the two orientations?

So Nordstraße/Südgarten would clearly be preferable to me rather than the other way around. The drawings, in my opinion, at least provide a usable basis to explain the wishes well to the planner. They don’t have to depict the exact future house yet.
