My children help out all over the house. Admittedly not entirely voluntarily, but it is feasible for children to clean bathrooms that are used by everyone. Such must-haves seem rather strange to me. Parent's wing, open space, children's bathroom, back kitchen… These are all space hogs, which a house must be able to afford. With you, such a disproportion arises from the spaciousness above the dining table – without a real gallery that leads the airiness into the upper floor – and the rest is rather cramped with strange small windows here and there.

The airspace enables, besides lighting and the sense of space on the ground floor, also a knee wall height of 1.60 m in a single-story construction. This means more than a meter of additional height for all rooms on the upper floor compared to a standard upper floor.
Roof slopes are bad enough in themselves; I am very glad to have more headroom this way.
How do you think we could better interconnect the living room with the upper floor? (The open gallery is nice but impractical)

I've now done the calculations - not because I'm so bored, but because the ground floor layout covers a lot of what we want and I've rarely seen that anywhere else. After I've redrawn it in my planning tool, I also roughly understand why I haven't seen it anywhere like this before: The ground floor alone is almost 120m² of living space. With current construction prices, that's quite something. If money didn't matter, I'd build something similar, but I think it would be a bit too big for us.

Hello Kati, that’s an important point ... we also have great respect for our first offer. Then it will show whether we have to go back to the computer to save another third or if it fits as is. Our design has the following areas: (without the garage and bike shed) Ground floor: GFA: 145 sqm, NFA: 109.5 sqm, living area: 103 sqm Upper floor: NFA: 110.4 sqm, living area: 89 sqm Do you see any areas that are too big from your point of view? We are unfortunately building without a basement, so a certain amount of storage space naturally has to be reflected in the upper floors. Our list of requirements resulted in these floor plan dimensions. Apart from the outrageous construction prices, there are many existing examples in the immediate vicinity with similar dimensions. Unfortunately, we are just 5–10 years too late with the construction. I have summed it up again.

I had actually copied it and my walls are thinner, so that probably caused the discrepancy in the measurements. But still around 110, which is pretty ambitious for just the ground floor. I really find it nice at first glance. We might take the garage to the other side so it’s next to the technical room (for Wallbox from the main distribution). Also, make the WC smaller in favor of a dedicated cloakroom (that bothers me in the hallway in our current house). That makes the hallway very long and about 16m² which can’t be used much. On the other hand, it’s hard to solve differently with the layout. I can’t think of anything else. The living/dining room is huge at just under 50m², but that's exactly what I like about the design. Room for a round table (my dream) with 8 seats, also extendable, space for a Christmas tree (which I’m missing currently), space for TV unit and separate cupboard wall, and still nice and bright. Also, the large pantry - I love ours even though it’s way too small. If you want all that it quickly gets huge. I also don’t know how to make it smaller.
