In a neighboring town, someone fought for 5 years to be allowed to build his house with a hipped roof. It ended up in administrative court, and with a clear verbal slap for the building authority, which kept opposing it. They had long believed that a city villa with a hipped roof didn't fit into their Upper Bavarian village image. Now he is allowed to build exactly as he wants. As I said, I don't like these houses, but I like even less what some building authorities think they can dictate...

In any case, I would definitely show up with an architect who has successfully fought such battles several times. If we hadn't had one like that, we still wouldn't have a house today.

Well, but I do know in advance what I am allowed to build on a plot of land. And if it has to fit into the surroundings and there are no city villas there, then it is very naive to sign a contract for exactly such a house, isn’t it?

We also wanted to build something different back then but were also subject to §34. The employee was friendly but clearly told us that we would have to take legal action for our building project because it would not fit into the urban planning perspective. We didn't feel like doing that, so whatever... As Climbee writes, trying together with the architect certainly can't hurt; if it leads nowhere, "I" wouldn't waste time and money on a house type. You can also build great gable roof houses with that special something.

Yes, well, with a city villa that will hardly be feasible, I meant more fundamentally. But once the city villa is set... you will probably have to prepare for a fight...

Either you stick with it but set the roof a bit lower and work with dormers on the windows so that the house keeps the appearance of being single-storey. But that is much more expensive due to the massive dormers and also not what you want, because upstairs you will have roof slopes on all sides of the house.

The easiest solution would be a slightly lower-set gabled roof with, for example, a ridge height of 180 or 2 meters, so that you can at least still use the gables for normal windows. Visually single-storey, but counted as two-storey. Adjust the other windows or rooms accordingly. But that will probably result in a different house. I would rather see an architect to optimally explore the ridge height, but also for the application: the signature and reasoning of a professional is worth more than that of a builder. The builder, meaning you, dear , should have already paid attention to that in advance — the general contractor messed it up. A typical example of carelessness and downplaying facts, which will now cost you dearly.
