??? Without a budget, the floor plan cannot be assessed. As it stands there, you can only build a house half as big. Ergo, one would try to shrink everything extremely. The budget is a crucially important piece of information. What are you only allowed to build like? No information about the development plan at all. Do you want help or not?

There is a rough tone from some people here in the forum. You have to be able to endure the criticism and filter out what is helpful for you. My input regarding your cloakroom problem would be, for example, to avoid completely throwing the whole design overboard: Push the pantry and the WC against the garage wall – then the necessary niches for a few cloakroom spaces will be created in the hallway (in green).

Otherwise, my remarks:

- I would skip the setback for the office and make the floor plan squarer again. If you’re into city villas, get ideas from show homes/flyers on how to do it.
- If the floor plan changes, problems like the small distance between wall/sofa will not arise.
- The passage room from the garage into the house only makes sense if it’s actually usable; currently it’s just a passage corridor, the architect really needs to work on that.
- The house measures 11.24 x 11 meters – with sensible planning, more is possible.
- The utility room (HAR) is far from the action – this prolongs lines and accordingly increases costs (just a tip).
- Plan a passage from the kitchen to the pantry, hidden.

Why can, for example, the garage not be located in the northwest corner of the plot? Why build on the east side?

In the questionnaire, some information was probably misplaced or misunderstood. For a 1600 sqm plot, we actually do not need to know the floor area ratio and the floor space index, that would be sufficient even at 0.15/0.3 for an Anstattvilla of this size. What belongs under "Budget" would probably be what is listed here under "Cost estimate" – but then as "Costswish". However, the specification "with a lot of own work" would need to be specified, because otherwise one can hardly make use of the 380k. However, they will probably still not be long. But there is enough money available, as I gather from the two Q5 ;-)

I do not follow the criticism of the HAR in JWD, it is indeed in the direct line of fire from the end of the dead end. However, I find another criticism very, very understandable, to put it mildly: namely the one about the metastasizing leftover corners of the floor plan that are thrown together in a wild mix into the drawer labeled "Type: utility rooms". Storage and similar rooms are probably not too few in the "total," but distributed like horse droppings by a random generator. The funniest thing in the "really well done" upper floor *ROTFL* is the urinal sitting "directly on the main street" in the bathroom.

The study bump and the tower-high garage roof (with king-size overhangs all around) are "patterns without value," and the single-flight straight staircase as an apparently absolute must-have boil of every proper Anstattvilla is naturally a mortgage on the floor plan as well as symmetrical sizes. In the kitchen, the wife of could appear, enough free space for the camera is available in the living room.

Unfortunately, we do not know the previous drafts. Did you follow my advice to start with the upper floor? Maybe you should have exactly that done once – is draft 5 perhaps actually only a patch of draft 4, and that already only a version of draft 3, or are we even just looking here at version 5 as patchpatchpatch of draft 2? Discuss draft 1 here once (and say why you did not find it good enough).

By the way, you get quite good help here (and from the comments of you can almost exactly read the tone that you would have encountered in the green forum).

First, I would ask myself what distances must be maintained in all directions? The 8m from the street seems rather generous to me. On the other hand, the house is quite close to the fence on the west side. Also, there are apparently 2 trees to avoid. One still wonders whether the cars might not be better placed on the north side or at least the driveway could be considerably shortened if you drove straight from the street into the garage instead of making this huge curve.

Yes, delightful – but only in a figurative sense. ;)

If you don’t dare to name the budget in an anonymous forum, how do you want to get through such a house construction?
