Floor Plan Critique: Bell Tower House - What can be improved?

The costs should not be the focus here for the time being. We have 2 turnkey offers under 500k, one with a fixed price. Our main concern is the creative planning of the house.

But only if you don’t use the possibilities of modern meeting tools. They can already almost perfectly blur or replace the background, and this will get even better in the future. You could be doing a naked jumping jack behind the meeting participant and the others wouldn’t notice a thing. The same applies to noise canceling and noise suppression. And in the end, there is still the good old partition or pinboard that you place behind you. Children are anyway in daycare or school/after-school care from the age of three at the latest, especially if both parents need to work seriously and focused during the day.

Sorry, but if I am offered a 156sqm house (plus 12sqm utility room) with this architecture and your wishes (platform, lowered living room, passive house, many window areas, unusual architecture with curves) for under 500k, then there is a major catch (says someone from the industry). Please don’t say, when the additional costs come, that no one warned you. Gladly back to the floor plan.

True, good point. That convinces me more to plan for an open office. If there are meetings, someone walking through is okay too, I wouldn’t find that bad at all. The cats are always pushing into the frame anyway. Right now we also work side by side in the office and except for a few exceptions, it’s really rare that we both have a meeting at the same time. Then one of us just takes the laptop into the living room, that works too.



Sorry, but whenever I read something here in the forum about costs during house construction, your name always comes up, always with the same exaggerated cost assumptions. In my close and wider circle, no one has had such construction costs (construction start 2024/2025). None of the general contractors or prefab house providers we spoke to were even close to your high costs. Maybe your hobby is to spoil other people’s building projects, if that makes you happy, fine. Since I didn’t ask about this here either, the impression is even more intensified.

Sorry, but that is my job. And exactly these prices that I mention here – and which are confirmed by those who do not build with cheap builders but classically with an architect – I see every day anew. Not a single customer, and I support the construction side, not their customers or the end buyers, calculates and builds under €3,000/sqm pure construction costs.
Current project in Bonn:
300 costs (structure): €2,625/sqm
400 costs (technology): €937.50/sqm
Sum of pure construction costs: €3,562.5/sqm

This is the current price for publicly subsidized housing construction. The calculations for the single-family houses are not finished with the customer yet. That will be more expensive.

By the way, if you look here in the forum at the threads where the forum members actually name their construction costs (not the planning), you will always find a 3 in front.


Nope. I don’t spoil anything for anyone. But I have the advantage that I am not an amateur and only name prices (however they are calculated) from the buddy of the friend of the brother-in-law. But quite real prices from daily life, from my job.

P.S. We finance about €10 billion in real estate every year as a bank. So there is a little bit of market experience present.

Good luck. In the realization, there are many customers who blindly rely on some figures. I hope you don’t fall flat on your face and/or have the creditworthiness to definitely cover the coming additional costs. Unfortunately, no one ever speaks up about this topic here. Everyone is very quiet.

Learn to read between the lines in construction service descriptions. At your expense, everything not mentioned is at your expense, and some mention prices, e.g. for tiles, that's where it becomes difficult to find anything within that scope.

Regarding the floor plan, the staircase, as already mentioned, looks small. Definitely adjust it, after that many things will change.
I would have left out the landing for the reasons mentioned by YPG.
I would arrange the upper floor differently.

Have you clarified whether you are allowed to build on the property like this?
Don't get me wrong, I find the cube refreshingly different. However, boundary development, sealed surfaces, etc.
