I guess you should visit the Danwood site. Even though Danwood is a low-cost house builder from Poland, the catalog prices are of course not final prices. An expensive foundation slab and numerous upgrades make the house livable and comfortable, but I don’t want to go any further here: The S-line is the line with the higher stories including window adjustments and some nice features that some future builders assume as standard. The Park 156 normally costs from 310,000€, in the S-Line variant 50,000€ more! But then there aren’t any more sockets or spots included in that price, but something you can well do without and only feel or actually are of higher quality in design.
And if you know the Danwood price list, then you know that with a catalog price of 360,000€, you’ll end up roughly at 440,000€/480,000€ including transport, architect, foundation slab and technology/interior finishing.
The costs are not supposed to be the main focus here for now. We have 2 turnkey offers under 500k, one with fixed price. We’re primarily interested in the creative planning of the house.
Of course they are in the focus. They can talk you into all kinds of frills, but if they all make the house unaffordable, then you can throw all proposals into the circular file.
Therefore, people don’t really think about dream castles here, because they only consume time resources.
I also doubt concrete or serious fixed-price offers in terms of price determination when nothing is fixed yet and much apparently still should be changed. But well… let’s get to the draft.
I had thought that something interesting and beyond the standard would be planned there, and then I read something about
bathroom/children’s room switch, so that the bathroom gets a downpipe in the open dining area and the children’s room the toilet ventilation from the ground floor.
Then something about rounded partition walls, on which pictures are supposed to be hung, and a hidden door to the pantry in a 180 cm closet wall. Then there’s no more space left for the stove or other options at hand height. Here kitchen planning is of no importance, only the pantry. A pity. A house for two, i.e. a couple, can be planned differently than a house for a family. In this regard, you should already plan in some privacy, because otherwise it might not work. I wouldn’t waste time with discussions about whether a home office (i.e. 2 places) can and/or may be open.
Basically, the staircase fits, it is 3m high, 1.20m wide and meets all standards so far.
If you want 2.80m ceiling height, i.e. 3m story height, it must be about 4.50m long so that it’s not too steep. A minimum standard does not necessarily reflect comfort. The stairwell in a commercial or office building is also standardized, but usually far from comfortable in terms of rise.
A house must primarily function. Unfortunately, I assumed here the freedom of a one-couple house plan and a bigger budget.
So if a child with a smiley is planned, then you have to assume it is wanted and accounted for.
Privacy of the individual residents is paramount, openness does not have to exclude that, yet the windows should be well placed.
You can create structure without expensive trip hazards. The principles of house planning and technology should be especially well planned with open designs so that such mental faux pas with arbitrary toilet locations don’t cause trouble later.
The draft here is about 180/190sqm in size, corresponding to the house price, also regarding good thermal insulation, since the house body is already a small energy guzzler.
