Without exact measurements, you can only estimate, and that usually doesn't help. For example, when I look at the upper floor, a bed with 2 wardrobes can definitely fit, even if one is only 50 cm deep:


The question: Why don't you want to use the "bedroom" as it is and the office next door? Is there public traffic (I mean in the office!)? Too warm in the south?



On the ground floor, I had already thought something similar to Yvonne - at least I assume:


However, I would think carefully about the wardrobe in the hallway. It takes away the special something from the living room. On the other hand, with 2 children... difficult. Maybe someone has a better idea.

I would probably do the attic floor as you do.

I just think 2 entrances are too many for the house. I would already put up a wall at the back so that you can’t see all the way through to the street.
Regarding the current main entrance: remove the slabs, plant a bush so it looks more like a terrace and not a door.

Yes, that would be generous.
I find the upstairs in your proposal a bit too convoluted. 9 sqm for the main bathroom including laundry is very tight.
10 sqm dressing room really sounds more like a villa. Bedding, towels, files and documents, complete wardrobes for summer and winter all have to be stored.
I could imagine that fewer but more generous rooms might be more appealing.

First clarify with the monument protection authority what changes are even possible.

I don’t understand you. At the back there is the exit to the large garden. In the past, houses were built differently, not with a ground-level terrace, but an exit, mostly because of the basement, separated from the ground by 2/3 steps, then some kind of veranda or arbor. It is the only exit to the garden, without planning major changes, which usually aren’t permitted anyway. It is an exit to the garden, just like you have to the terrace in your house. If there should be a closed door here, it can be replaced by a patio door and even a raised wooden terrace can be added. But it doesn’t have to be, since the tenant could decide that himself for less rent.

In this respect, relocating the public entrance to the private side is complete nonsense, in my opinion. Or have I missed something? Overlooked something?

The garage is at the back. So the rear door will probably be used more than the front. It will also be planned to be lockable. Why another one for the mail carrier? To put shoes on the stairs as was suggested? Whereas Ypg in your last draft places the wardrobe in a central spot and it doesn't matter through which door you go in and out. The jacket is not hanging at the other end of the house.

Wow! Beautiful ideas. I really like the solution with the open-plan kitchen and pantry. On the ground floor, only one toilet is mandatory. The shower would be a nice gimmick, but in my opinion not necessary. Kaho, I really like your bathroom on the upper floor. Thanks to both of you already for the ideas!!!

Attached is another idea for the upper floor to make all rooms accessible. Whether the large room with balcony becomes the bedroom or the small one is then free. But actually, I'm not a fan of slanted walls...

Personally, the room with the balcony as a bedroom would be "too good," although the house is supposed to be rented out initially. The other room (storage) as a bedroom + wardrobes is really quite small. Probably one of the dressing room solutions is actually the nicest, and I like ypg’s variant even more than mine.
