He or she can say that themselves. Either it is a suggestion or he or she says, no, I prefer our previous plan. And the setback of the garage would be a concrete proposal to bring the house forward. The sacrifice being no passage into the utility room as it is now positioned.

Personally, I would find the hallway a bit tight. As soon as you say goodbye to more than 3 guests, it gets cramped. Just getting 2 children ready will already be a bit tricky. I would also leave out the vestibule. Possibly swap the WC and vestibule so that the hallway is not so awkwardly angled. But that’s a matter of taste. Then the utility room is definitely too small. Or are you putting the building services somewhere else? Basement?

I personally don’t like having to walk through the living room when you want to get to the sleeping area.

Did you deliberately choose a closed kitchen?

Then I would move the desk from the master bedroom to the guest room.

I would have swapped the living area and the sleeping area. The advantage is that you can use the garden better and, for example, have a nice surrounding terrace. In addition, you can combine the two smaller hallways into one large one, saving doors and corners. (Take a look at our floor plan, then you’ll know what I mean)

Then a little tip from a mom of a 2.5-year-old ... the stairs will still cost you nerves at that spot! Not necessarily as a danger to the children (you can block them off), but balls (and other toys) roll wonderfully down such a staircase. For each child, this is fun for about 3 years (no matter how often you forbid it). Additionally, depending on the direction (up or down), such a staircase often causes drafts or cold air to flow upwards.

Garage: I would have removed the equipment annex. That way you can move the garage further back and the house forward. The equipment also fits perfectly in a large shed.

Thank you very much for your answers! I uploaded the files as pdf because they were larger than 1 MB in jpeg and honestly, I don't know how to reduce their size. Unfortunately, I am slowly beginning to believe that we have to accept a "death": either no access from the kitchen to the terrace so that the utility room is nearby, no entrance through the utility room, or keep it as is and have an unused north garden. We do not want to give up the double garage. We currently have one and are therefore spoiled. Since we are building it ourselves from bricks, the costs remain reasonable. We wanted to have the door in the entrance area so that the dog or later the children cannot run out directly when the doorbell rings. We deliberately wanted a closed kitchen and find the solution with the sliding door ideal. Where a staircase is drawn now, there is currently none planned. We are building a bungalow specifically to avoid stairs. The planner just mentioned that there would be space if you wanted to expand later. We would like to have the gas heating and ventilation system in the attic, therefore we think that just under 9 m² of utility room could be sufficient. We will continue to think about it, maybe we will still find THE solution.

Thanks for the link! That would almost be THE solution. We could place the kitchen to the right of the living/dining area and turn the storage room into a guest room. I will suggest this to the planner.

That almost makes me want to quote Al-Borland: "I don't believe that, Tim." Your garage shares a party wall with the "thermal envelope" – that is not only sloppy planning, but also definitely not suitable for DIY.



By the way, I have already had to chuckle significantly elsewhere, namely about the "own work" on the staircase:



Spiral and in the living room, in my opinion, two clear contraindications for DIY. Even for DIY kings who have been washed in all the Binford waters.
