Our view: We probably cannot afford to fully utilize the building window. Direct access from the house to the garage is important (see [aeingangspost]). On the east side, the garage also occupies little space on the ground floor (toilet, wardrobe, stairs) in our opinion. The aerial photo also shows that on the east side, the neighbor's garage, house, and fence already provide some shade on the ground floor. So why build the garage on the ‘playground’ to the west with the nicely unobstructed view (there is a lot of street between here and the neighbor) by filling it with garages?

Exactly. Changing the unreasonable disposition alone would already make the house fit without a doubt into the estimated dimensions, so that the calculated proof with the exact dimensions is obsolete. I am referring to a house of the required size and compatible with the budget - not to a house with 11.00 m building depth. The fuss about the tree island would be reason enough for me to at least consider this favorably. For a side entrance with a mudroom, it is not necessary to combine it with a garage passage.

By the way: If it’s supposed to be a double garage, 5m width is rubbish. But if the budget is not revealed, I’m out of here too. Yvonne had already hinted at where this is going, although in my opinion she underestimated the size a bit. We built 11x10 and have 176 sqm. At 12x11 you should easily break 200. The rough calculation says about 210 sqm x 3K = 630K + basement probably somewhere around 750K just for the house. Plus garage, terrace, incidental building costs and so on. Hard to imagine under 800K. Is that at least what you want to spend?
