Thanks for the input :)

The access to the bathroom on the upper floor is non-negotiable - the wife wants direct access... I'll play around with it a bit tomorrow.

But I've already made some changes to the ground floor:


The guest room is now in the northeast corner. The toilet now has a "hidden" access. I notice that I forgot a window there...

The kitchen is now open.

The "TV corner" is now in the southwest corner. But I fear that it's quite "cramped" there now.

... if it's not possible to orient the plans to the north, then a corresponding north arrow on each sketch would be quite sensible ... that way you can always understand the situation much faster.

Your plan has a dead-end corridor, which, for example, was not necessary at all in Yvonne's plan. On the upper floor in Yvonne's version, there's still room for adjustments, especially by rotating the staircase direction (stairs going up from the living room) you can convert the entire right-hand side of Yvonne's upper floor into the private suite.

Is there a reason why you want to drive into the garage from the side like that? So basically backing around the corner onto the street?

Sorry, in case I missed it, but why does the guest have to be downstairs? The planning would be much more efficient in my opinion if the guest sleeps upstairs.

It is in the last plan in the upper third in the middle - unfortunately quite small.

What do you mean by changing the direction of the stairs? Currently, the "entrance" is from the living area.

The situation with the access options is unfortunately quite limited. We already back out onto the street. That is not a problem since the street is a dead end.

Too little information. Is access from the north via the main street also possible? If yes, why do you definitely want to park in the west? What are the approximate dimensions of the property at least? What are the exact dimensions of the building envelope? Are garages allowed outside the building envelope? What distance to the street is required for garages? Maximum height is too vague with "fits". What floor heights are planned? Question in #33 has not been answered so far.

Are garages allowed to stand outside the building envelope?
Regarding the building envelope I only have the statement: 3m minimum distance and from 6m total building height always 50%. If the house is for example 7m high, then 3.5m distance.

What distance to the street is required for garages?
3 meters

What floor heights are planned?
Ground floor raw construction height 2.75m, upper floor knee wall 2.00m. Roof pitch 25 degrees.

Question in #33 so far unanswered. "Why does the guest have to be downstairs?"
Because "upstairs" is meant to be private
