Hello dear house building community,

thank you again for the numerous comments and suggestions for improvement.

I have initially made the following changes to the floor plan on my own. Once the floor plan is consistent, I would submit it to our architect for implementation. Therefore, I currently cannot be 100% sure whether everything is statically feasible:

I have moved the spiral staircase from the gable side to the eaves side. (The entrance to the house is still on the eaves side. We decided on the entrance at this location because the terrain on the north side of the property is almost level. On the east side, the street level slopes significantly steeper.)

The bathroom on the ground floor has been reduced to the minimum, the floor-to-ceiling window on the ground floor has been removed.

Due to the aforementioned changes, the area for the hallway / foyer could also be significantly reduced. The area for living, dining, cooking has been correspondingly enlarged. The long corridor from the front door to the stairs is now shorter and much more inviting due to the large passage to the living area.

For the cloakroom, we would like to use the HAR. This way, the hallway always looks tidy. For frequently used items, however, the area in front of the stairs in the chimney area should be used.

The exterior appearance on the east side is now improved by an additional window in the HAR below the floor-to-ceiling bathroom window in the attic.

For the hallway in the attic, a stair window has now been added so that daylight also reaches this area.

The two children's rooms have been moved from the south side to the west side. As a result, both rooms receive the same lighting conditions. It is particularly important to us that the rooms are identical in size and layout.

The master bedroom has been moved to the east side and the passage at the head of the bed to the wall has been enlarged. The walk-in closet could also be retained here.

We absolutely need the shower on the ground floor for our dog. Possibly the shower can also be integrated into the HAR.

Placing the garage on the southeast property boundary is basically possible. However, it is not possible to position the garage further forward than the neighbor. Unfortunately, the development plan specifies a minimum distance of 6 m. The neighbor to the south has exactly adhered to this. Furthermore, the slope on the east side is steeper than on the north side. (about 7-8% gradient) I have attached a plan with contour lines regarding this. Therefore, I would prefer the parking spaces on the northwest side and place the house about 6 m from the northern boundary as well.

The MEDLEY 3.0 100 as well as the Danwood Point 127 basically appeal to us very much. We have now created the current floor plan based on the Medley 3.0 100, but with house access via the eaves side. In both cases, only the HAR with southeast window might be somewhat too large. The question is whether it is structurally feasible without the (load-bearing?) wall between kitchen and HAR.

The Maxime 300 is also not bad, just unfortunately somewhat larger than our house.

The construction costs for the property amount to about €300,000 excluding development costs and land costs / outdoor facilities. The construction contract has already been signed.

I have now attached two floor plan proposals each for the ground floor as well as the attic. (Floor plan GF 1+2, Floor plan GF 3+4) What is your opinion on this?

I still have concerns about the large floor-to-ceiling window in the living area. This will probably be blocked by a sofa. Should the window still be retained?

Wrong approach: It is not a plan that must go to the architect, but your requirements.

Good luck with your €300k construction costs.

But you do know that a general contractor doesn't exactly earn praise when it comes to implementing a room program or design?! I have personally always found this forum to be a good help in showing how to turn loveless or impractical house plans into feasible house designs executed through a general contractor. Regarding the ideas: Since the HAR is still a technical room, and also houses the washing machine in smaller houses, 4.xy can be defined as too small. I personally find floor plan 3 (ground floor) quite good if the hallway is expanded by about 50 cm by moving the stairs (unfortunately no dimensions are visible). It is quite narrow as is. There is a bottleneck and no possibility for a sideboard. The upper floors have the drawback that you can't place a wardrobe behind the door nor along the long wall in the bedroom. That would have to be worked out with measurements.

Oh come on, the floor plans are useless, as Katja already pointed out. Just the ground floor plan 3, which you like: kitchen island positioned so that you can squeeze past on one side in an estimated 50 cm space and on the other side some clearance next to the chimney so that you can have a wood stove upstairs (I assume, because it makes little sense there on the ground floor). A wardrobe in a small narrow room, which is maximally impractical from two people onwards. Also, the room can only be accessed if the front door is closed, meaning that person 1 goes in, gets dressed, comes out, stands awkwardly in the hallway while person 2 is getting dressed. The other ground floor variant has a kitchen island right at the entrance of the open room, so you have to walk around it. Additionally, there is massively useless traffic space in the open room and a utility room (HAR) where nothing fits (4 m²)... Sure, you can build something like that, but there were many good pieces of advice here and the floor plans do not show that these were understood, taken up, or implemented.
