here I am again
In the meantime, we have made quite some progress with our planning (at least we think so, although I "fear" that you might see it differently *laughs*)
The current status looks as follows:
- we will build with a granny flat, which will initially be rented out to others (very common in our building area due to many hillside plots) and if mother-in-law later wants to move in with us, she is of course very welcome to do so
- we have accordingly increased our budget, the "little house" may now cost up to 450,000 (including earthworks, special equipment...)
- we have dropped KfW55, the KFW bank made it unprofitable for us with their changes
- to get more storage space, we will stack 2 prefabricated garages. This way we save on backfilling and can use the lower garage for grill, lawn mower, car tires etc.
- since the door from the garage to the house is often a topic of discussion here: That is fixed. My boyfriend won’t negotiate on that
There are now 2 providers left in the shortlist. A general contractor (hereafter "S") from Saarland with about 100 houses per year and a small regional provider (hereafter "G") with about 5 houses per year.
Our gut feeling is currently leaning towards the smaller provider, since he would also coordinate the earthworks and could start faster. In terms of price and the content of the construction service description they are very similar, which doesn’t make it easy for us. Next week we will visit a current construction site with provider "S". From provider "G" we have contact details of former builders who built similarly to what we are planning, for exchange and viewing. Maybe that will help with the decision.
I will just post both floor plans, explain our pros and cons and am curious about what you think. =D
Let’s start with provider S:
+ we would have a basement room
- that makes the granny flat very small. We can imagine that it might be hard to rent out then
+ L-shaped staircase instead of U-shaped staircase
+ bigger children’s rooms
+ size of the kitchen
- bathroom on the upper floor has a strange shape with the corner
In the stair area on the ground floor, we would add a narrow, vertical strip of windows to let in more light and so that the wall doesn’t look so "empty" from the outside.
Whether an open space there makes sense and can have an effect, we’re not quite sure..
