First draft from the draftsman for our single-family house

I came across this thread because I am also interested in the topic of hillside construction...

I have taken a look at the various posts where comparisons are made....unfortunately, I cannot draw any information from them at all. It is simply not comparable if the slope runs the other way or the street is not to the north....

I do not like the suggestion shown at the beginning of the post....I would neither want a sloping hillside garden to the north nor the staircase in the south where it is nice and bright....

If I share my memory of similar threads with questioners, I think it can still be useful even if the linked issues are obviously not exact clones. Sometimes it is more individual text facts, sometimes rather visually similar situations, and sometimes also the discussion processes there that prompt me to give the hints. The benefit for other readers is not primarily my focus.

: For me the posts might already fit for example regarding the orientation of the rooms, you can transfer that to your own situation.

@everyone: We had 2 more conversations now (one with a general contractor we already found very appealing at a trade fair and who also has hanging houses in his repertoire; the other with an architect) and are eagerly awaiting the drafts
At the end of the week we will meet again with the first planner to discuss our feedback, I am curious how he will deal with our criticism

By the way, the basement is not completely written off yet. Alone because of the nicer view when we are at or slightly above street level. We are currently considering rather to set our budget higher (we still have some leeway) and to reduce the living space a bit.

Hey,
here I am again

In the meantime, we have made quite some progress with our planning (at least we think so, although I "fear" that you might see it differently *laughs*)

The current status looks as follows:
- we will build with a granny flat, which will initially be rented out to others (very common in our building area due to many hillside plots) and if mother-in-law later wants to move in with us, she is of course very welcome to do so
- we have accordingly increased our budget, the "little house" may now cost up to 450,000 (including earthworks, special equipment...)
- we have dropped KfW55, the KFW bank made it unprofitable for us with their changes
- to get more storage space, we will stack 2 prefabricated garages. This way we save on backfilling and can use the lower garage for grill, lawn mower, car tires etc.
- since the door from the garage to the house is often a topic of discussion here: That is fixed. My boyfriend won’t negotiate on that

There are now 2 providers left in the shortlist. A general contractor (hereafter "S") from Saarland with about 100 houses per year and a small regional provider (hereafter "G") with about 5 houses per year.

Our gut feeling is currently leaning towards the smaller provider, since he would also coordinate the earthworks and could start faster. In terms of price and the content of the construction service description they are very similar, which doesn’t make it easy for us. Next week we will visit a current construction site with provider "S". From provider "G" we have contact details of former builders who built similarly to what we are planning, for exchange and viewing. Maybe that will help with the decision.

I will just post both floor plans, explain our pros and cons and am curious about what you think. =D

Let’s start with provider S:

+ we would have a basement room
- that makes the granny flat very small. We can imagine that it might be hard to rent out then
+ L-shaped staircase instead of U-shaped staircase
+ bigger children’s rooms
+ size of the kitchen
- bathroom on the upper floor has a strange shape with the corner

In the stair area on the ground floor, we would add a narrow, vertical strip of windows to let in more light and so that the wall doesn’t look so "empty" from the outside.
Whether an open space there makes sense and can have an effect, we’re not quite sure..

I would say: in this case, it was worth comparing apples and oranges instead of simply asking G. for his price for the same design as S.

The planner from G. didn’t just put his head into the project for the cap, I also find his design aesthetically more convincing. I’ll speculate boldly: at G., an architect designs, and at S., a draftsman.

And I’ll add one more: G. is owner-operated by a master bricklayer. So the boss himself knows how to build it. Take him; he’s as good as the one from [Nordlys], my gut feeling says.

And indeed just as planned here – with the single garage only above, and the storage room under the terrace. But forget the intermediate door; it’s no fun with a [Bauwichgarage].
