In summary, one can say that there are definitely alternatives. Certainly, it is handled differently from community to community.
A business is a business. You register it and then you are a business owner. Even a small Ebay seller is a business owner.
With that, you can shop at Metro, lease a car under commercial conditions, which is of course significantly cheaper than private leasing. And you can build a nice little house in the commercial area. That will then be approved by the community, or not.

You can save a lot of money on purchasing land and either build a bigger and better house or, for many, it provides an opportunity to build at all.

There is nothing stopping anyone from building a small commercial hall and then renting it out. Maybe for motorhomes or boats.
Add a photovoltaic system on the hall, and the thing is complete.

It’s not about what _you_ do. It’s about how _the house_ is used!
The house must be used commercially. And sham self-employment, a mini-job, or a company that does not use the premises are not enough.

Especially since you have to earn the majority of your income from the business.

That's all just half-knowledge. I don't want to exclude myself from that either.

You submit a building application in which the use is specified. Then it is approved or not.

Who knows that you are only allowed to park your car in a garage, but you are not allowed to use it as storage. In a residential area. Whoever clutters up their garage with toys, old furniture, or anything else is actually not allowed to do that. And for how many people does the car no longer fit in the garage?

Trial makes wise!

If it wouldn't be possible, so many residential houses wouldn't stand in industrial areas. I'm not an architect or lawyer.

You will surely find the legal text where it says that the majority of income must be generated from the business for us. Please!

Thank you! Because no one here writes that, only you.
You keep referring to the person who lives in the building.
But it is not about the resident! It is about the BUILDING! THAT must be used commercially.
I'm out of here. This is pointless.
