A plot of land with 3 closed sides and only 1 neighbor is very rare nowadays. Especially since you also have really a lot of distance to the neighbor.

One could buy the above plot. 45,000 euros for 4500 sqm. Use 2000 sqm for a ground-mounted photovoltaic system. Then the photovoltaic system will even pay off the little house. And you immediately have a commercial use. Where is the problem.:cool:

Yep. Great location. Just not for single-family house development, but for commercial use. What does the development plan say? Oh right, photovoltaics is not a commercial operation. That you are a nutcase ;) .

For families with small children, this is certainly not a top location. And for many other people, it isn’t either. I wouldn’t want to live there. No matter how cheap the land is.

It is also about alternative solutions, as already mentioned in the title, for people who have been looking for a plot of land for years or who can no longer afford a normal building plot.

For most people here, it is certainly not a problem to pay 500 euros or more per square meter. but certainly not everyone can or wants to do that.

There is a very nice article about this in the local newspaper, stating that more and more attractive houses are being built in the industrial area.
Well, there are quite a few who are making it nice there. (Linking to the article is unfortunately not desired)

I have already understood that ;) I am also not one of those who can afford or want to pay 500€/m². Here with us, the m² easily costs double or more. Nevertheless, I believe that this option is a naive calculation. You always have to consider what the future may bring. And I dare to doubt that a house in such a location can experience significant value appreciation. In an emergency, you might not even get back what you invested. In fact, location is one of the main drivers of real estate prices. And a commercial area will certainly never be objectively considered a prime location in the valuation of a residential property.

Is "making necklaces and bracelets" enough for that? After all, some people do that anyway.


I had actually thought about it once, but then abandoned the idea because we found another plot. I still look at the businesses in the areas that are designated and offered as commercial zones with interest. Some businesses are great neighbors, others certainly less so. Emissions would also need to be tested, but I would not completely rule out living in a commercial area.

The longer I think about it, the more I like the idea.
