Just for fun, I did some calculations with, for example, Bank 1 15 years + KFW 10:

After 10 years Kfw, you still have 68,225 left. To pay that off in the remaining 20 years, you would have to put 528€ on the table starting from year 10.

To pay 136,715€ with 5% interest in the remaining 20 years, you have to put 902€ on the table. (The interest for this period amounts to 79k). According to your sheet, however, it is only 61,695...)

Regardless, after 10 years you have a jump from 1,060 to ~1,300, and from year 15 to 1,430€. But that is completely lost in your overview.

You don’t need to answer me now, but the question was indeed serious.
Almost everyone knows that you have to pay taxes in old age.
However, there are enough people who come here and don’t know that they have to repay the subsidy, for example, if they sell the house and no (timely) transfer is possible.

Ok, then a yes and thank you, I have dealt with all the advantages and disadvantages. Regarding the transfer: If I ever sell the house and do not buy a new one, there are also ways not to have to repay the subsidy. I have already made provisions for that.

Thank you very much for your suggestions. I have adjusted the table accordingly. According to the repayment calculator, I do not come to a rate of €902 but €1,040.

If you take out a building savings contract, make sure that your forward loan is guaranteed to run until allocation.
