Financing comparison - should one avoid a building savings financing?

I once also made such a calculation comparing a [Bausparvertrag] against a regular bank loan. In doing so, I even took into account the whole range of costs for the [Bausparer] a bit more precisely. I can confirm a similarly high advantage for the [Bausparvertrag]. Our financing advisor as well – he was certainly also pleased about the higher commission. To be fair, one has to say that our rate for the [Bausparvertrag] is minimally higher, which naturally gives it an advantage in total costs. Whether we both calculated correctly – I find it already reassuring that I’m not the only one. Until now, I have always been against the [Bausparvertrag] because of the costs and complexity. A regular loan just seems more appealing to me.

The values in row 16 are typically the same for all 10 years; with you, they are not.
In 28, strangely enough, they are already the same.

Closing fee of the building savings contract calculated?
Any agio? (You didn't say anything about the tariff)

Typically, the building savings contract and interest for the advance loan are smaller in the installment than the installment to repay the building loan; but actually never the same. I also don’t really see this reflected in the Excel.

What is the formula for the total effective rate?

I would fix the interest rate for 15 years and omit the [Bausparvertrag], increasing the annuity instead (higher repayment rate). After 10 years, you as the customer can unilaterally terminate the loan without [VVE]. Why buy an expensive [Bausparvertrag]?

I did not calculate the effective interest rate; it is stated in the offer along with the other data.
True, the same outstanding balance must be in line 16 since it is the same repayment rate. That must be wrong in the offer.
Unfortunately, I cannot upload the Excel file because only pdf, jpg, etc. can be selected. I have displayed the comments once from which the individual costs of the building savings contract emerge.
Since we are not so risk-loving, we tend to go for the building savings contract. We just have a bit of a gut feeling because we are always advised against it and because we know that the financial advisor earns more from it and therefore does not provide 100% neutral advice.

Here one is almost always advised against it. I think you are taking the right approach: understanding the contracts, doing the math, considering personal factors, and then making a decision. I also chose a building savings contract because of the fixed interest rate period and Riester.

As Caspar2020 already said, the saver will have very different installments during the loan phase. As long as you don’t post everything here, no one can advise you for or against it.
Even though I don’t like home savings contracts myself, I wouldn’t fully endorse HilfeHilfe’s statement. If the savings contract model is cheaper and tailored to personal needs, then why not conclude it? You should just make sure to do the comparison under the same conditions.
