The house price will probably only include the lower minimum standard - a walk-in shower or a 5th socket in the kitchen will not be included in this price (let alone any others ...) Don’t do yourselves that disservice and calculate sharply with special requests, even if it’s just a better plaster that won’t get algae growth so quickly - when adding up, 20-39 thousand can quickly accumulate

260k euros could be possible ... _before_ painting and flooring, double garage, additional construction costs (including disposal of excess soil) and reserves. If the house with the above parameters is actually offered at this price, I tend to agree with Yvonne. Unless the costs of professional planning (architecture, structural engineering, etc.) are to be added to the offer prices.

Sorry, but I still read €250,000 for a house with a basement excluding ancillary building costs and painting + flooring, calculated by a general contractor/site manager. And this is initially calculated with standard. I have always been very optimistic about house prices, but this amount would have been tight even at my building time (2013/14).
