We have made non-binding inquiries and had consultation meetings with a few companies without providing detailed information since we do not yet have a plot of land. We would like to build a single-family house with 130 sqm and a basement. Smaller personal contributions such as painting, flooring, and floor tiles are planned.

Pay attention to the soil conditions when choosing the property if you want to build with a basement.

So definitely have a soil survey conducted before the purchase, find out if special waterproofing is required, and also inquire about the depth of the drainage pipes.

Unfortunately, for these reasons, our basement wish has become unaffordable for us.

My wife and I have been intensively planning a house build for about half a year now. We already have a plot of land, but we are planning - like you - a single-family house with about 140 sqm of living space and a basement. We already have several final offers for the house and are currently comparing them diligently. We also plan, as own contributions, only painting and wallpapering work, as well as flooring and the outdoor area. We simply can't do the rest. And we are landing with all offers between about €280,000 and €300,000.

Therefore, I dare to doubt that you will manage with the aforementioned €230,000. That might work if you leave out the basement (and I know myself that this might not be an option, as we see it the same way )

Leaving out the basement is actually not really an alternative... In case of emergency, the budget would rather have to be increased. Are you planning a timber frame house or a solid house? I had forgotten about the outdoor facilities, we would also take care of those ourselves. May I ask from which companies you have received offers?

We do have an offer from Fingerhaus (as a reference), but we are planning a conventional solid house. Whether Fingerhaus is the right partner for that?

Of course you may ask, but the answers won’t be of any use to you, as these are regional construction companies from the Marburg and Alsfeld area.
That’s probably a bit far for Bavaria.
