I also consider the equity ratio to be unproblematic. At your age, there should still be potential for salary growth. Be sure to consult an independent financial advisor, especially regarding funding opportunities for young families (there are also options if children are planned).

Thank you for your answers! We will definitely meet again with an independent construction financing specialist. There is already potential for a salary increase. I didn't know anything about the funding options, so I will look into that! We are not married yet, but it is planned for the next 1-2 years. The income distribution is as follows: Me: 2,100 He: 1,650 (+[BGU-Fahrzeug], which might also be important) In the short term, the repayment should be manageable with only one income, although only really temporarily and with significant restrictions...

That sounds good. Marriage and changing the tax class help with one income (if, for example, a child is planned) even further.

So, the situation has changed a bit here, we have calculated and researched in more detail. We have to reckon with a plot price of about 150,000. In addition, my parents have now promised us 100,000 instead of the estimated 50,000 "assistance." Our calculation now looks as follows: Equity: 250,000 Debt capital: 200,000 Total: 450,000 I think that should roughly be enough. Unfortunately, thanks to the exam period, we are currently quite busy and probably won't be able to schedule a bank appointment in the next few weeks, but it should be possible with the information provided and we will now focus more on the plot search.

I once tried to make a rough breakdown:
Land including incidental costs: 164,000
Land preparation: 14,000
House including excavation (own services deducted): 230,000
Outdoor facilities + interior furnishings + garage (the things that are urgently needed at the beginning and we don’t already have): 45,000

--> 453k€

Do you think this could work?

Where does the house price come from? Have you obtained any concrete offers?

What do you want to build? Single-family house or semi-detached house?
House size?
With basement?
