Apparently everyone thinks a bit differently... We wanted to plan a contractor nearby for our construction project due to easier access to the necessary contacts and shorter distances. Therefore also as a reference Fingerhaus, since the headquarters of Fingerhaus is only about 30km away from us.

One year has passed and we have finally found the right plot of land and also purchased it in December.
The planning is therefore becoming more concrete.

The following values are currently:
Equity capital: 258,000
Monthly income: approx. 4,000

The plan is now as follows:
Plot of land (undeveloped) 140,000 -> already purchased from the above-mentioned equity capital
Additional purchase costs (broker, notary, property transfer tax, land register) ~ 12,000
House including basement 250,000
Plot preparation 35,000
Garage 12,500
Outdoor facilities 10,000
Interior furnishings 21,000
Insurances etc. 1,000

This would result in total costs of approx. 480,000, of which 258,000 is equity capital, resulting in a loan requirement of 222,000, with a small buffer 230,000.
The house should be feasible at this price; we have meanwhile spoken with three solid house manufacturers and all of them presented us with a rough offer in this price range.
Outdoor facilities are rather to be carried out "on the side" from ongoing income and in [EL].
Painting and flooring work (excluding tiles) also in [EL].

The construction site is by the way Bavaria, Upper Palatinate.

Have we forgotten anything important?

250,000 for a house with a basement I consider very ambitious. We are at 250k without a basement with just 137 m² of living space.

I also live in the OPf. We built with a basement 2 years ago. The price will not work. Regensburg is driving prices up extremely. But maybe [Bauexperte] can say something more precise.
