Floor area ratio refers to sealed surfaces, gravel is equivalent to topsoil

It may be that the parking spaces are not allowed that far forward ?!?
Also, it seems to me that you are planning within the boundary distance, which is usually 3 meters, but also depends again on the height of the eaves.
Your architect would also be the contact person here.

Brief regards

Because the roof has to be oriented that way. The ridge direction is specified that way in the development plan. We did not get a waiver to turn the roof. The terrace will still be on the west side. The lower of the two windows on the west wall is the terrace door. I just haven't drawn in the terrace yet.

HAHA favorite chatterbox. Let's see how much experience I gain here in the forum, maybe I'll join the gentlemen. You might be right about it not being exactly cheap. But it doesn't have to be done immediately. It can be managed step by step. Let's see how the finances go, we haven't even started yet. I think a fence or even fully grown hedges around would also have their price. We'll put a few thousand on it and have what we really want. If the stone thing doesn't work out, I'll have to think of something else. Maybe a flowering climbing plant or something.
It is supposed to be brown and not dark pink but yes, that is supposed to represent the fence.
Windows: Yes and yes The lower one is the exit.
Where do you mean by bypass?? That weird thing next to the garden house is supposed to represent a fence gate. So the access from outside to the garden. Hence the path.
HAHAHAHA, yes exactly exactly. Admit it, you're one of them

So gravel would probably be okay? Excellent. The site plan is so far from the architect. I just colored it, anonymized it, and drew in the fence and garden house. The parking spaces are also from the architect. I assume she has clarified that. The boundary distance is 2.50 m to the east and west (we are exactly at 2.50). We exceed the distance to the north by 25 cm. Here the city says it would be acceptable, but we would have to get approval from the northern neighbors. Cross your fingers that they don't cause trouble...

If you like, while the fence is not yet built, could you let us take a look at your house design?

You probably meant the distance at the northeast corner? - maybe together we can find a "structural" solution there. I don’t find the ridge direction unfavorable at all, I would leave it as it is.

I did recognize the gate, that’s why I say: if there is a room at the southwest corner with exits to the south and west garden, then between them there is a footpath through the house whenever the gate is farther away.

One of my neighbors leans on his windowsill half the day. This prevented a hit-and-run by someone who damaged my car. I myself live above the fence line and could monitor my neighbors’ waste separation from the street side. But you have to have that much boredom to want that – otherwise it won’t work.

do you mean the floor plans of the house? I'm totally stuck right now and still don't understand what you mean by the beaten path. I'm such an idiot.

No, also the elevations. We’re not complaining about the shaft either

Trampling path:

Child plays in the south garden - there is ice cream (on the terrace in the west garden) - the blue path through the living and dining room is shorter than the red one through the gate.

Now the penny has dropped. The view is not finished yet, but it is the same house (attached), only this double door has been moved to the left into the garden. The two floor-to-ceiling windows are also not exactly in the depicted position, but shifted a little bit. No exit to the south into the garden is planned at all. Those are just windows. From the inside, it would also be difficult to pass through. The left window is basically behind the dining area, and the right window is between the sofa and the living wall. The imaginary child is supposed to play in the fenced garden. No idea what I should do in the front garden; it was actually not planned as an accessible area so far. Maybe you have some decorative ideas.

Oh, the file cannot be uploaded somehow. So it is the Celebration 125 from Bien-Zenker.
