Hello!
We are basically done with the planning now. I would be interested in your opinions.
I have attached the EG and OG floor plans. The basement is unspectacular. Gym, workshop, office, utility room.

A few points we have thought about for a longer time:

Open staircase.
We saw something like this in real life, and we just really like it. It loosens up the whole room feeling a bit. I see the disadvantage that there will be sound transmission from the living/dining area to the children's rooms/bedrooms. I think we can live with that, but we planned it so that a drywall can still be inserted on the ground floor.

House entrance in the north, carport in the south.
For the following reason: Originally the carport was also planned at the rear building boundary. However, I shy away from the costs if the whole path has to be paved. That would soon be almost 200 sqm. How much would something like that cost? Also, you have to pay fees for sealed surfaces. Or maybe someone has a practical idea?
We had also already planned the house entrance in the east, but then the hallway/utility room became unappealing.

Living room size
It's about 3.5 meters to the wall. We arranged our living room so that it fits. I think it's enough. Otherwise, the wardrobe planned at the house entrance with ceiling-high sliding door would be removed.

The winter garden is not a winter garden, but a closed terrace roof with glass sliding doors.

Best regards,
Daniel

I know, it's your finished plan, but for me it wouldn't be something to sit at the dining table and constantly have the bathroom door in view...

Is there actually a basement, or where is the equipment located?

Hello Daniel,

I find the open area for cooking / dining / living / stairs itself nice.

However, I would reconsider the following points:

The passage between the shower and the wall in the ground floor bathroom seems very narrow to me (70 - 80 cm?)

Doors from the vestibule and the ground floor bathroom block, when opened, the stairs to the attic and the basement (if available). This can lead to unpleasant collisions between stair users and the door if the door is suddenly opened by another person.

I also don’t find the access to the ground floor WC directly next to the dining table necessarily optimal.

The vestibule could take some getting used to, as you walk straight into a wall (cabinet).

The pantry is very narrow at 1.57 m. An open shelf would be possible – a cabinet with folding doors rather not, as there would hardly be more space left to the wall. The door to the pantry also seems very narrow.

The dressing room on the upper floor would personally be too narrow for me at 1.76 m as well. Similar problem as in the pantry. With an open shelf or sliding door cabinet probably still possible – but for a folding door cabinet already borderline.

In the bathroom on the upper floor, it is too dark in the shower without lighting (with floor-to-ceiling wall). Also, the shower will not work without a door – splashing water in front of the shower entrance in the bathroom’s entrance area => slip hazard!

Regards,

Dirk

Thank you for the comments!

We originally swapped the ground floor bathroom with the utility room. However, I thought the hallway often gets dirty. You walk through it every time on the way to the toilet and track dirt into the living area. But I will think about it again. The bathroom on the plan is not correct either. The shower is narrower and elongated. Possibly the cabin will also end up on the window side. I have the plumbing plan somewhere and will provide it at some point.

The storage room will have regular open heavy-duty shelves about 40cm deep. The wall in the dressing room has also been moved back and forth a few times in our minds. But it should be more of an open walk-in wardrobe than a dressing room.

The length of the shower is 140cm, does it splash that far? The partition wall is open at the top, and there should be a few spotlights on the ceiling.

Yes, there is a basement – as mentioned above. Utility room, workshop, fitness room, and office.

I have now changed the floor plan again in my program. This also makes the living room bigger. Is the bathroom too small like this?

Hello,

we have a shower about 2.20 meters long with a rain showerhead.

Depending on the height of the person showering, the "splash shadow" is about 1.5 - 1.8 m. If you have planned spots, that should not be a problem.

I personally find a heavy-duty shelf with about 40 cm depth somewhat undersized. You can't even put a large carrier of canned goods in there without it sticking out. A depth of 50 cm or even 60 cm would probably make more sense. But that's a matter of taste... ;)

How about the idea of swapping the bedroom with the adjacent children's room, removing the wall between the bedroom and the dressing room and instead installing a floor-to-ceiling built-in wardrobe (possibly even accessible from both sides)?

Best regards,

Dirk
