Hello dear house building forum,
After the collaboration with our architect actually started quite well, there has been a significant drop in the performance curve, and we are currently not quite sure if he is really doing his best to achieve the optimum for us.
--> Time for the house building forum!
Attached are the floor plans of the granny flat, upper floor, attic, and exterior views.
Where we started/fundamentals:
- Single-family house with boundary development – one child (10)
- Slight hillside location – ideal for a small granny flat for later use by the child or for renting
- Roof pitch 38° - gable roof
- South-facing slope
- Plot approx. 650 sqm
- The small extension in the rear living room on the ground floor came about because the neighbors want to build a significantly longer house and we are trying to somewhat conceal the resulting wall at our terrace.
- My wife had a slipped disc, and we decided to plan a laundry chute from the basement to the upper floor. However, the washing machines should definitely remain in the basement.
- We are currently planning a simple gas heating system, photovoltaic system, and central residential ventilation
- Gas fireplace
- Open design
Our main concerns at the moment are:
- Is the size appropriate? On the plan, everything looks quite nice, but when the architect quotes an estimated price of 545kEUR, it makes you wonder if everything is really right. (The building plot also had to be paid for)
- Do you find the exterior view harmonious/coherent?
- Do you consider a wardrobe of this size in the upper floor sufficient?
- We have currently only commissioned the architect up to phase 4 --> Do you think it makes sense to also have the other construction phases carried out by him, or better by an external construction expert? For phases 5-9, there is still 45kEUR on the clock, and that seems quite a lot to me.
We are already looking forward to your feedback and an open discussion!
