Enlarge and fully renovate a single-family house or demolish and rebuild?

Nicely reopened the arches of the windows. But the windows on the upper floor are already quite low, right? Were they originally like that? Didn't you want to move them further up? They have been redone after all...

Hello everyone,

I have done my homework! Attached you will find the current ground floor plan and the desired floor plan with the extension (marked in red). Basically (to my understanding) we are not changing much in the floor plan, except of course for the extension :) Can the breakthrough be done like this?

Second question is: How do we handle the upper floor? We would like to make full use of the room height and build a shed roof. Is that possible or are we getting into trouble there? Maybe someone has information for us?

Then I wonder, if we raise the walls on the upper floor, how do you achieve uniformity with the lower masonry? Plaster everything, or only plaster the upper part? What would you do?

Year of construction 1965, not much has changed since then ;)

I look forward to your opinions!

Yes and no, but the good will is recognizable. With the real plans - mind you, also in section - instead of the memory sketch of the ground floor, your further questions can also be answered. From the pictures, I do not clearly see that there would still be 7m width left to be able to build on 4m with a 3m boundary distance. At least the pictures suggest a worthwhile substance.

I will get the floor plans in 2 weeks! The 4 meters fit exactly, I have measured it!

Judging by the sketches, many walls seem to remain intact. The extension now only goes in one direction, and the exterior wall stays preserved. Overall, this makes for a significantly more "realistic" approach than your first sketch, and I can well imagine that this works for the ground floor.

But then the question about the shed roof and the desire for actually two full stories arises again, and then I ask myself again, "does that still make sense?" or is demolition and new construction the better solution. How is the upper floor supposed to look? The extension is supposed to be carried up to the upper floor as well? Judging by the photo, the roof on the garden side seems to be set higher and actually meets the wishes. A trick without redoing the entire roof (i.e., the supporting structure) might be a large continuous dormer on the street side. (Example picture)

Yes, so there should be a breakthrough to the extension from the right exterior wall. Otherwise, we have decided for ourselves that much can remain as is. I hope we get a bit closer to our goal of Renovation > Demolition ;)

The roof is set at the same height on both sides. According to our wishes, we won't get around removing the roof, raising the walls of the upper floor, and putting on a new roof, right? I'm curious what costs will come our way. Does anyone here have experience?
