I completely lack the imagination of how one could set up an en suite bathroom in such a room

What I lack even more is the imagination to roof this single-story extension in compliance with the specifications.

For me, it is primarily about being able to tell an architect soon what I could imagine and not to say to him/her: Here is

I would now leave the building planner at home and hire an architect to assess whether a renovation is worthwhile and if so, how many living sqm you can get out of it. If you like the guy and he gives you numbers and you like some things, then let him design something beautiful.
Tell him: a modern house, suitable for the development plan. For 4 people, preferably open and spacious, creatively affordable.
And leave your plans at home.
