But at 8000€ net, I find it hard to imagine that only the cheapest equipment is always chosen and would expect at least 3500€/sqm, then we are rather in the range of 135sqm. One can live well with that too, the question is whether that is the desired size class

155sqm floor area, 145sqm living area. It definitely shouldn't be smaller, but the building regulations only allow 1.5 floors. If I calculate that with 3500EUR/sqm, more than 50kEUR would be missing...?

Why do you allocate so little for the installment considering the income? With that income, 3000 euros as an installment should be easily possible.

Hmm, - 2 cars due to rural location - 4 people in the household - our wish that besides the installment there is still enough money left for living, also sometimes for vacations and a new phone - security need that the installment is chosen so that a change to a lower-paying employer, economically induced lower salary, age-related reduction of hours are possible without jeopardizing the financing. Basically, we choose 2400 EUR/month, just via annual special payments. Regularly planning for more over a long period currently causes me discomfort (I'm just growing into the topic ;-)

Calculate with 3000€ per sqm plus ancillary construction costs. You can even get a Viebrockhaus for that. That is realistic. But no more.

I also consider that appropriate given the income. But keep in mind that a sale with the additional costs and the high interest rates under stable market conditions can be associated with losses of 50,000-100,000. Because only a few can afford a house at that price now, and even if you sell in a few years, the target group might be so small that you don't break even but might have to pay extra. Right now is the most expensive time to build a house (land/house prices still at 1% interest and on top of that the high material costs make building a luxury item now)

That’s a good point. If a job-related relocation should possibly occur within the first 10 years, we would incur a loss of 50-100K EUR. That is the risk we would probably have to take if we want to build now :-] I also assume a sideways movement of real estate prices in the next 5 years, and currently we are building about 40K EUR above the stagnating market price.
