155sqm floor area, 145sqm living area. It definitely shouldn't be smaller, but the building regulations only allow 1.5 floors. If I calculate that with 3500EUR/sqm, more than 50kEUR would be missing...?

Hmm, - 2 cars due to rural location - 4 people in the household - our wish that besides the installment there is still enough money left for living, also sometimes for vacations and a new phone - security need that the installment is chosen so that a change to a lower-paying employer, economically induced lower salary, age-related reduction of hours are possible without jeopardizing the financing. Basically, we choose 2400 EUR/month, just via annual special payments. Regularly planning for more over a long period currently causes me discomfort (I'm just growing into the topic ;-)

Calculate with 3000€ per sqm plus ancillary construction costs. You can even get a Viebrockhaus for that. That is realistic. But no more.

That’s a good point. If a job-related relocation should possibly occur within the first 10 years, we would incur a loss of 50-100K EUR. That is the risk we would probably have to take if we want to build now :-] I also assume a sideways movement of real estate prices in the next 5 years, and currently we are building about 40K EUR above the stagnating market price.
