Yes, but in the OP's case we’re talking about someone with 8000€ net income. So they probably wouldn’t install the laminate from Obi for 9.99€. And honestly... yes, parquet is relatively expensive. But compared to vinyl, it’s only about 40€/sqm more.

It is, but the BAFA subsidy was still available when signing. Whereas with geothermal energy, compared to air heat pumps, you only have to add the drilling costs of 8-10k, so that’s about 60-75€/sqm calculated for our size. Sure, every little bit counts. But I’d like to see who still builds a ready-to-move-in house for 2200€/sqm in BW. Even at Town & Country, prices are now at a comparable level, e.g. Flair 125 at our place for 318k. Plus floors, painting, photovoltaic. I haven’t even planned in any sockets or accounted for the discounted personal contributions like the roof overhang.

I would just like to point out regarding your desired rate that after deducting the rate and additional costs, you will still have more than most families BEFORE rate/rent and additional costs. In this respect, you will certainly be able to handle a slightly higher rate if it makes sense to finish earlier or reduce the remaining debt faster in case of a quick sale.

Regarding the monthly installment, I recommend a loan with the option to change the repayment over time. We have the luxury of being able to switch annually. But even two or three free changes over the 25 years can be worth their weight in gold if a bottleneck occurs. Then you can also take on the loan with a higher installment.

Exactly. We are talking about someone with €8,000 net and 2 kids who wants to buy a plot and build in BaWü for nearly one million euros in total.
We are not talking about a chief physician or minister couple who bring home a joint net income of €20,000 ;)
€8,000 net is a lot of money. But with current construction prices and interest rates, that is no more than the €6,000 net two years ago.

Prices at Town & Country have risen sharply, yes. But now things are included that previously had to be paid for separately.
With us, at signing at the end of 2019, a heat pump was not standard yet, no underfloor heating, no photovoltaic preparation. Stulp windows as terrace doors were not included. I believe by now even 36.5 cm stones have become standard, which I still paid extra for.

Overall, with a Town & Country house you hardly have to add extra items if you settle for normal equipment. And if someone can’t manage interior finishing, meaning walls and floors, for €500/sqm... so about €62,500 with the Flair 125, then I don’t know either.

The walls cost me, including tools for sanding and quite expensive paint, around €3,000.
Floors including tiler work plus kitchen and hallway came to around €11,000.

PS:
I also find it interesting that with laminate, people always immediately name the one from Obi for €9.99. There seems to be a class mentality here. Under no circumstances may you lay laminate, otherwise you’re the welfare case in the building area and the neighbors’ kids are no longer allowed to play with your children...
