Hmm, well, that is not generally true. A special repayment of 5% was included in both our financings so far without discussion or interest surcharge.

No worries, that is already included. It's like with the ski pass that is 1€ cheaper when booked online than at the ticket counter on site. There is also no on-site fee shown there.

As long as there is no alternative offer from the banks (without the 5%, but cheaper), the discussion is still pointless?

With us, it was initially included in the standard offer as well, but according to the financing advisor, we could have taken it out and the interest rates would have been slightly cheaper. Not by much though (I mean 0.0x%), although every little bit counts with these sums. But we wanted to keep the option for special repayments. Anyway, I just wanted to point out that even if they have it included at first, it might still be negotiable to have it removed.

Fortunately, we also have a actually quite good net income. Since we pay everything by card, I have had a very good overview of our expenses for years and was able to create a very precise household budget. In the end, with the current expenses, we could pay an installment of 2300 EUR. Anything above that would mean that we would somehow have to restrict ourselves and there would be no buffer left. And provided that the house would not cause more additional costs than our current apartment, which is probably very unrealistic. Large plot purchased cheaply around 100T EUR, paid with equity. Another 100T EUR equity for the house plus 450T EUR loan. With the current interest rates of about 4%, that already puts us at an installment of 2250 EUR. And a house for 550T EUR with about 150 sqm for a family of four means that everything has to be finished at about 3600 EUR / sqm. From everything I read, that is already tight and I definitely have the smallest house in the neighborhood. I don’t know where I’m miscalculating, but I thought I had quite comfortable conditions. I wouldn’t see it that way anymore now.

What I always say and no one wants to believe. Net wages have depreciated enormously in financing within 2 years...

2 years ago, with a 1% interest rate, you could have taken out a loan of 450,000 EUR with a monthly payment of 2,250 EUR and an initial repayment of 5%, and you would have been debt-free in 18 years. The bank would have earned 33,000 EUR.

At 4% interest, there is only 2% repayment, same rate... and after 10 years the bank has earned 160,000 EUR... the loan is fully repaid after 28 years...

10 years longer paying 2,250 EUR/month. That's 270,000 EUR.
Without added value, just through higher interest rates. The increased construction costs of the last 3 years not even considered yet...

Therefore:
You are right... no one can afford this anymore... totally impossible.
