EH 790K€, financing 480K€ - feasible with our monthly budget?

I can only say that we essentially built at prices from two years ago and will probably exceed 3000€ depending on exactly what you count as ancillary costs. We moved in last weekend, but the big settlement is still pending. The standard is not bad now, KfW40+, ground source heat pump, fully tiled showers, parquet, lots of glass, electric shutters. But also no total luxury. No smart home, no dozens of sockets in every window niche, 38€ tiles in 30x60, no venetian blinds. Staying below that with current prices will certainly be difficult. In the Stuttgart metropolitan area (though I wouldn’t say that anymore at 80km, you’re almost at our place) it’s certainly more expensive than here in SIG. Of course, there are also the outdoor facilities. You can do it cheaply, but you don’t have to. Here we will certainly exceed our budget, the unplanned terrace roof alone for 10k causes that. Plus an unplanned wall, clinker paving instead of cheap concrete paving from the hardware store, we will have the terrain modeling done after all, etc. In hindsight, I would plan more honestly for the outdoor facilities.

Nice example of the distorted realities prevailing here in the forum... KfW40+ is pretty much the highest standard you can currently build to. Geothermal is by far the most expensive heating system in terms of initial investment, parquet is one of the most expensive flooring types, etc. If that was possible for €3,000/m² two years ago in Baden-Württemberg, then a "normal" house with an air-water heat pump, laminate, etc. should still be available at that price.

Very nice blog, I didn’t know it before. I think I need the landscape gardener from your neighbor. It looks very neatly done, those hillside stairs and the raised beds, etc. :eek:

The blog is really nicely designed and you have a great house there. But for my daughter's sake, I would pixelate it nowadays. And 3000 € per m2 is still enough these days. For 2200 € per m2 you can already get a Town & Country house in Stuttgart including heat pump and underfloor heating. It doesn't always have to be geothermal energy and KfW 40+. Even though that's great. So calculate with 3000 € per m2 plus additional costs, then it'll work out.

And a decentralized ventilation system, which currently saves me from having to drive over 2-3 times a day to open the windows for 30 minutes. The 8 fans also cost a whopping 3,000 EUR online...
